Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Van Nuys has one of the densest concentrations of small and mid size apartment buildings in the Valley, which means meter stacks, in unit subpanels and building wide service upgrades. Single family stock here is mostly 1940s to 1960s and frequently still on the original service.
Van Nuys was laid out in 1911 and spent its first decades as a farm town and the Valley's civic center, then filled with apartments as the region grew. Today roughly three of every four households rent. Walk any block between Sherman Way and Victory and you will see two story stucco buildings with tuck under parking, 1960s garden courts, and newer podium projects near the boulevards. Each era came with its own electrical: fused disconnects and split bus panels in the oldest buildings, small unit panels with few spaces in the middle years.
Property managers make up most of our Van Nuys calls. A unit panel overheats, a tenant runs a window unit and a space heater on one circuit, or an insurer inspects the laundry room and finds double tapped breakers in the house panel. Soft story retrofits under the city's ordinance also force electrical changes, because meters and conduit on the parking level often sit right where new steel frames have to go. Industrial and aviation properties around Van Nuys Airport bring in three phase service questions as well.
Van Nuys apartment buildings from the 1950s and 1960s often still meter through original stacks that lenders and insurers question at refinance or renewal.
How we handle it →House panels and unit subpanels from the 1960s and 1970s in Van Nuys buildings are often Zinsco or Federal Pacific, which carriers flag on inspection.
How we handle it →Single family homes on Van Nuys side streets usually need more than their original service once central air and an EV charger arrive.
How we handle it →Apartment owners in Van Nuys are adding shared EV charging in parking areas, which starts with a load study on the house panel and service.
How we handle it →Electrical work in Van Nuys is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
All of Van Nuys falls under LADBS for permits and LADWP for power. On a building with a meter stack, LADWP reviews the new service and meter layout before work starts, so we submit early. From there it runs permit, LADWP disconnect, equipment change, LADBS inspection, then LADWP reconnect with the new meters set. Tenants lose power during the cutover, so we plan the date with the manager and get notices out well ahead.
Usually yes, but the house meter that feeds common area lights and laundry is rarely big enough on its own. We start with a load study of the house panel and the building service. Options range from a couple of load managed chargers on the existing service to a new dedicated meter for parking. California law also lets tenants request charging access, so it pays to plan for more than one space.
Often it does. Meter stacks, main disconnects and conduit tend to be mounted on the walls and columns of the tuck under parking, which is exactly where engineers place new steel frames or shear walls. We review the structural plans, relocate or replace the equipment so it clears the new framing, and line up the LADWP outage with the contractor's schedule. Replacing an aging stack during the retrofit avoids opening the same wall twice.
Electrical permits in Van Nuys are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Van Nuys is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
