Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →North Hills has a dense mix of postwar single family homes and small apartment buildings, which is exactly the meter stack and in unit subpanel work we do most. LADWP coordination is the long pole on any multi unit upgrade.
North Hills was Mission Acres, then Sepulveda from 1927, and took its current name only in 1991. The housing reflects that history. About a third of the buildings date from 1940 to 1959 and another third from 1960 to 1979. Postwar houses fill the side streets, apartment buildings went up in the 1960s, and the motel strip along Sepulveda Boulevard predates the 405. In the 1990s, developers added gated single family communities on the remaining open parcels. The Sepulveda VA campus, opened in 1955, sits on its edge.
Those layers show up in the electrical. Older apartment buildings run on original meter stacks and small unit panels, while the 1990s gated homes generally have adequate service but no room for EV chargers. Postwar houses in North Hills West and East still turn up Zinsco and Federal Pacific panels, and some have garages converted into living space. We get calls from managers dealing with insurer inspections, from owners splitting duplexes, and from homeowners whose main breaker will not hold with the AC running.
North Hills apartment buildings from the 1960s often still run on original meter stacks that need replacement for insurance or sale.
How we handle it →Postwar homes in North Hills West and East regularly turn up Zinsco and Federal Pacific panels that carriers flag at renewal.
How we handle it →North Hills houses with garage conversions and central air usually outgrow a 100 amp service and need a larger one.
How we handle it →Gated 1990s communities in North Hills have newer services, but adding Level 2 charging usually needs a load calculation and panel space.
How we handle it →Electrical work in North Hills is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Many North Hills addresses still use Sepulveda as the mailing name in the 91343 ZIP, but the permit and utility path is the same. On multi-unit buildings we submit meter and service plans to LADWP early, then work through permit, disconnect, installation, LADBS inspection and reconnect. Coordinating tenant notice and the outage window is part of our scope.
Tenants lose power during the cutover, while LADWP disconnects, the stack is swapped and the inspection and reconnect happen. We do the prep work ahead of time, like new feeders and unit panels, so the outage covers only the final change. We help managers notify tenants in writing and plan around refrigerators, medical equipment and work schedules.
These homes usually have 200 amp service, but builders filled the panels with circuits for AC, kitchen and laundry. A 40 or 50 amp charger circuit may not fit, and the load calculation may already be close. Options include rearranging circuits with approved tandem breakers, a load management device, or a small subpanel. HOA rules may also apply if conduit runs outside.
Electrical permits in North Hills are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
North Hills is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
