Learn more →Granada Hills is heavily 1950s and 1960s tract housing on original services, with a growing number of ADU conversions in the older north end. Detached garage conversions here almost always need a new feeder and subpanel.
Granada Hills was founded in 1926 as Granada, picked up the Hills about fifteen years later, and filled out with mid-century tracts in the 1950s and 1960s. North of Rinaldi and west of Balboa sits Balboa Highlands, a tract of Joseph Eichler homes now protected as a Historic Preservation Overlay Zone. Knollwood grew up around its golf course. Citrus trees from the old groves still grow in many yards, and O'Melveny Park climbs into the hills above the north end of the neighborhood.
Eichler homes need a different approach. Post and beam framing, flat roofs, exposed ceilings and radiant heat in the slab leave few hidden places to run new wiring, so rewires and panel moves take planning. In the conventional tracts the work is more familiar: original Federal Pacific and Zinsco panels, pool equipment added decades ago, and services that cannot take a heat pump plus an EV. Owners near the hills ask about long service runs, and owners in the flats ask about ADUs.
Granada Hills tracts built in the 1950s and 1960s rarely have enough service for a heat pump, an EV charger and an added unit.
How we handle it →Federal Pacific Stab-Lok and Zinsco panels are common in Granada Hills mid-century tracts, and carriers ask owners to replace them.
How we handle it →Balboa Highlands Eichlers and other Granada Hills post and beam homes need careful rewiring plans because exposed ceilings leave few hidden paths.
How we handle it →Electrical work in Granada Hills is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Most Granada Hills jobs are a standard LADBS permit with LADWP on the service. Inside the Balboa Highlands HPOZ, exterior changes such as a relocated meter, a new service mast or visible conduit may need review by City Planning preservation staff before the electrical permit is issued. Once cleared, the work proceeds through the LADWP shutoff, installation, inspection and reconnection. We flag HPOZ addresses early so the review does not hold up the project.
Yes, with planning. Eichlers have exposed beams, tongue and groove ceilings and slab floors, so new wiring goes through the few framed walls, along beams in low profile raceway, or across the roof under new insulation when the roof is being redone. Timing a rewire with a roof replacement is the cleanest option. We also follow the HPOZ rules for anything that changes the exterior.
Federal Pacific Stab-Lok breakers have a long, documented history of failing to trip under overload, which is why insurers treat them as a risk. Many Granada Hills homes built in the 1960s still have them. Replacing the panel with a modern 200 amp unit, often with a service upgrade at the same time, removes the issue and usually satisfies the carrier. We provide the finaled permit for your insurer.
Electrical permits in Granada Hills are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Granada Hills is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
