Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Sylmar runs from older ranch properties to newer hillside builds, and larger lots here mean detached garages, workshops and ADUs that all need their own subpanel and a properly sized feeder. We pull a steady stream of dual meter and ADU permits in Sylmar.
Sylmar is the northernmost neighborhood in Los Angeles, and it still shows its olive grove and ranch roots. Horse properties with corrals sit a few blocks from 1970s and 1980s tracts, and newer subdivisions climb toward the San Gabriel foothills. Much of the growth came after the freeway connections of the 1960s and the Foothill Freeway in 1981, so the housing is younger than in most of the east Valley. That does not mean the panels are big enough. Many were sized for a house, not a barn, arena lights and a back unit.
Fire is part of the conversation here. The Sayre Fire in 2008 and later brush fires reached homes along the canyon edges, and owners rebuilding or hardening a property often want backup power and battery storage tied in correctly. Equestrian owners call about feeders to barns and tack rooms, outlets at wash racks, and lighting for arenas. In the flatter parts of Sylmar the calls look like the rest of the Valley: insurance flagged panels, garage conversions and EV chargers on services that were never designed for them.
Sylmar lots with barns, workshops and back units often need a 200 amp or larger service to carry everything legally from one meter.
How we handle it →Older Sylmar ranch houses and outbuildings often carry decades of owner-added circuits that do not survive inspection once a permit is pulled.
How we handle it →Long driveways and detached garages in Sylmar make EV charger installs a feeder sizing question, not just a breaker and an outlet.
How we handle it →Sylmar tracts from the 1960s and 1970s commonly have Federal Pacific Stab-Lok panels, which carriers now flag during renewal inspections.
How we handle it →Electrical work in Sylmar is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Large Sylmar lots change how an LADBS permit and an LADWP service change play out. On a large lot the meter often sits far from the buildings it feeds, and long feeders to a barn or ADU are designed and inspected under the same permit. The steps are permit, LADWP disconnect, new equipment and feeders, LADBS inspection, then LADWP reconnect. Adding a second meter for an ADU also means LADWP has to approve where that meter goes.
We size a feeder from the main service, or from a new larger service, to a subpanel in the barn. Barns need GFCI protection at outlets, wet location rated fixtures and conduit that stands up to animals and dust. Arena lighting can be a big load, so it goes into the load calculation early. If the barn sits a long way from the meter, we size conductors for voltage drop so lights and pumps run properly.
It can, but it is not required, and it is a bigger project than a subpanel. A second meter means a new service or a multi-meter setup approved by LADWP, plus its own permit and inspection. Many Sylmar owners choose a subpanel fed from an upgraded main service instead because it is simpler. If you plan to rent the unit and want the tenant billed directly, a separate meter starts to make sense.
Electrical permits in Sylmar are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Sylmar is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
