Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →The City of San Fernando issues its own permits and has its own inspection process, which is a common surprise for owners who assume they are dealing with the City of Los Angeles. The housing stock is old, much of it prewar, and knob and tube is still out there.
San Fernando incorporated in 1911 and covers only about two and a half square miles, entirely surrounded by the City of Los Angeles. The street grid around San Fernando Road and Maclay Avenue holds some of the oldest housing in the northeast Valley, from early 1900s cottages to 1920s Spanish homes and 1940s bungalows. Postwar houses and small apartment buildings fill the outer blocks. Many lots carry a second unit in back, some permitted and many not, and the electrical usually tells you which.
The city runs its own water system, and its electricity comes from Southern California Edison rather than LADWP, which surprises owners who moved from neighboring Pacoima or Sylmar. In practice that changes who we schedule the disconnect and reconnect with. The calls we get are about knob and tube in older homes, small fused services, rear units that need their own feeder or meter, and panels flagged by insurers. Commercial buildings downtown bring older services that need updating when tenants change.
Prewar homes in San Fernando's original street grid still carry knob and tube wiring that insurers and buyers' inspectors flag.
How we handle it →Small fused services in older San Fernando houses cannot support a rear unit, central air or EV charging without an upgrade.
How we handle it →San Fernando lots with rear units and small apartment buildings often need meter work when owners legalize or separate the units.
How we handle it →Postwar San Fernando houses on the outer blocks often have 1960s Zinsco or Federal Pacific panels that carriers flag.
How we handle it →Electrical work in San Fernando is permitted through City of San Fernando, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Permits here come from the City of San Fernando's Building and Safety division, not LADBS, and its inspectors do the sign off. The city takes applications through its online permit counter. On a service change we pull the city permit, coordinate the disconnect with Southern California Edison, install the new equipment, pass the city inspection, and then SCE reconnects the service. Starting the process with LADWP or LADBS by mistake is a common delay we help owners avoid.
Often you can, and the electrical is a big part of it. The city's Building and Safety division reviews the unit, and inspectors look for a properly sized feeder or separate meter, a subpanel, grounding and smoke alarms. Unpermitted wiring in back units is common, so expect some of it to be replaced. We size the service for both dwellings and coordinate any meter change with Southern California Edison.
Knob and tube that is intact and not buried in insulation can technically remain, but many insurers will not cover it, and adding insulation or remodeling usually means it has to go. We often rewire the most used circuits first, like the kitchen, bathrooms and bedrooms, and replace the panel at the same time, then finish the rest when budget allows. Each phase is permitted with the city.
Electrical permits in San Fernando are issued by City of San Fernando. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
San Fernando is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
