Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Panorama City was built almost entirely as postwar housing for aerospace workers, so the single family stock is remarkably uniform and remarkably undersized by modern standards. The apartment stock along Van Nuys Boulevard is where the meter stack and subpanel work lives.
Panorama City started in 1948 as the Valley's first planned community, a Kaiser and Fritz Burns project with small homes bought through GI Bill and FHA loans. The original houses went up fast and to a pattern: two or three bedrooms, one bath, a modest service on an outside wall. Many are still close to that footprint, while others have gained a bedroom, a den or a converted garage. Whatever was added almost always hangs off the same small panel the house was born with, and a few still have fuses.
Today about two thirds of Panorama City households rent, and low rise apartment buildings from the 1960s onward house most of them. Owners call us when tenants overload unit panels, when an insurer asks for the main breaker brand, or when they want to add units to a lot. The old GM assembly plant site is now The Plant shopping center, and the commercial frontage along Roscoe and Van Nuys Boulevard brings small tenant improvement work alongside the residential jobs.
Panorama City's original Kaiser era homes were built with small services that cannot carry central air, an EV charger and a modern kitchen together.
How we handle it →Low rise apartment buildings along Van Nuys Boulevard and Roscoe in Panorama City frequently still use their original multi-meter equipment.
How we handle it →Panels swapped into Panorama City houses during the 1960s and 1970s are often Zinsco or Federal Pacific, both routinely flagged by insurers.
How we handle it →Early postwar Panorama City houses may still have ungrounded two wire circuits, which limits what outlets and appliances can be safely added.
How we handle it →Electrical work in Panorama City is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Panorama City is part of the City of Los Angeles, which puts permits with LADBS and service with LADWP. For an apartment building we prepare the meter and service layout for LADWP review first, then pull the permit. LADWP disconnects, we change the equipment, LADBS inspects, and LADWP reconnects and sets meters. A small single family house follows the same steps with one meter and a much shorter outage.
In most cases yes. We replace the fuse panel and service with a modern breaker panel, usually 200 amps, and bring grounding up to current code. Existing circuits that test sound can stay. Where we find ungrounded two wire circuits feeding kitchens or bathrooms, we recommend replacing those runs, and GFCI or AFCI protection can make some of the remaining older circuits safer in the meantime.
Many Panorama City lots can take a detached ADU, and state law has made the zoning side easier. The electrical side is usually where the original service comes up short. Expect a load calculation, a service upgrade at the main house and a feeder to a subpanel in the new unit. Send us the architect's drawings early and the electrical sheet will be ready when the set goes in for plan check.
Electrical permits in Panorama City are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Panorama City is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
