Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Mission Hills is our home turf, and the housing here is largely 1950s and 1960s postwar with original 100 amp services and plenty of aluminum branch wiring. It is also full of small apartment buildings and duplexes where the meter stack is the real project.
This is where our trucks start the day, so we know the streets between the 405, the 5 and the 118 well. Most blocks are single story ranch houses on slab or raised foundations, built when the north Valley filled in after the war. Closer to the Mission and Brand Park the lots get older and less regular, and some homes have been added onto two or three times. The panel usually hangs on an exterior wall by the driveway, often a Zinsco or Federal Pacific that nobody has opened in decades.
Calls from Mission Hills owners tend to come from three directions. An insurance carrier flags the panel brand at renewal and sets a deadline. A family adds central air or an EV and the main breaker starts tripping on hot afternoons. Or a property manager with a fourplex off Sepulveda needs the building brought up before a refinance or sale. The 1994 Northridge earthquake also left a layer of patched wiring in some houses, so we open every panel expecting surprises and test before we quote.
Mission Hills ranch tracts from the 1950s and 1960s are full of original Zinsco and Federal Pacific panels, and carriers flag them at renewal more often every year.
How we handle it →Duplexes and small apartment buildings along Sepulveda and the side streets near the 118 often still run on their original multi-meter equipment.
How we handle it →Original 100 amp services in Mission Hills rarely carry central air, an EV charger and a modern kitchen at the same time without tripping.
How we handle it →Aluminum branch circuits and decades of add-on wiring in older Mission Hills homes are a common reason to rewire during a remodel.
How we handle it →Electrical work in Mission Hills is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Mission Hills sits inside the City of Los Angeles, so electrical permits come from LADBS and the service belongs to LADWP. On a service change we pull the permit, LADWP disconnects the old service, we set the new equipment, and an LADBS inspector signs off before LADWP reconnects and sets the meter. Because our shop is local, meeting the inspector and the LADWP crew on site is never a long drive for us, which makes the cutover day easier to schedule around.
Sometimes, but rarely without changes. A load calculation decides it. A small studio with a heat pump and an induction cooktop can occasionally fit if the main house is modest, but most Mission Hills conversions end up needing a 200 amp service and a subpanel in the ADU fed from the main. We run the numbers before anyone starts framing, so the electrical plan matches the permit drawings.
Your carrier sets the deadline, usually in the renewal letter. What they want back is proof the panel was replaced under a permit that passed inspection. In most Mission Hills homes this is a straight panel swap, but if the service entrance or grounding is also original we tell you up front, because the insurer will want the whole job finaled, not half done. We send you the signed-off permit to forward.
Not always. Aluminum branch circuits from the 1960s and 1970s tend to fail at the connections, at outlets, switches and splices where the metal expands and loosens. Remediating every device with connectors rated for aluminum to copper is a recognized fix. A full rewire makes more sense when walls are already open for a remodel or the circuits are also overloaded. We inspect and give you both options.
Electrical permits in Mission Hills are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Mission Hills is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
