Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Much of Northridge was rebuilt or repaired after 1994, which means the electrical you find is unpredictable: some homes were fully brought up to code, others were patched. We do a lot of inspection and code compliance work here for that reason.
Northridge started as Zelzah, a railroad stop, and settled on its current name in 1938. After the war its farmland was cut into ranch home tracts for veterans, and much of the housing still follows that pattern: single story homes on wide lots, many with pools added in the 1960s and 1970s. Cal State Northridge, founded in 1956, anchors the middle of the neighborhood, and the blocks around it hold apartments, condos and houses rented by the room. Northridge East, West and South each have their own mix of tracts and multi-family streets.
Rental houses near CSUN are a category of their own. Owners convert garages and dens into extra bedrooms, add window AC units, and end up with circuits loaded far beyond their design. We get called when a tenant reports a burning smell or when an insurer inspects. Elsewhere in Northridge the calls are about original panels, kitchen remodels, EV chargers and backyard ADUs. Northridge Fashion Center and the commercial corridors along Reseda Boulevard and Tampa Avenue add retail and office tenant work.
Many Northridge ranch homes kept their 1950s or 1960s panels through the 1994 repairs, and Zinsco or Federal Pacific labels draw insurer attention.
How we handle it →Northridge rentals near CSUN often have overloaded and unpermitted circuits from room conversions, which a partial or full rewire corrects.
How we handle it →Northridge homes adding ADUs, pools or EV chargers to original services usually need a 200 amp upgrade to pass the load calculation.
How we handle it →Northridge commuters with long drives often add Level 2 chargers, which need a dedicated circuit and real room in the panel.
How we handle it →Electrical work in Northridge is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Northridge falls under LADBS for electrical permits and LADWP for service, like the rest of the city's Valley neighborhoods. In houses with earthquake era repairs we often find work that was never permitted, and correcting it goes on the same permit as the panel or rewire. Then comes the LADWP disconnect, installation, LADBS inspection and LADWP reconnect. Legalizing a converted garage as living space also needs a building permit, not just an electrical one.
Not always. Room conversions near campus were often done without permits, with extension cords, shared circuits and missing smoke alarms. We inspect, map the circuits, and show you what was added and whether it meets code. Fixing it usually means new dedicated circuits, AFCI protection for bedrooms and sometimes a larger service. If the conversion itself was unpermitted, the building side needs attention too.
Permit history is the first clue. LADBS records show whether electrical work was permitted after 1994. We then look at the panel, service entrance and visible wiring for signs of patch work, like mixed breaker brands, splices outside boxes or cable run without support. You get a written list of what is sound, what needs attention and what can wait.
Electrical permits in Northridge are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Northridge is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
