Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Reseda is dense with small apartment buildings and duplexes built in the 1950s and 1960s, which is meter stack territory. The single family stock is postwar and rarely has more than 100 amps unless somebody upgraded it.
Reseda was founded as Marian in 1912, took its current name in the early 1920s, and for decades grew lettuce, lima beans and walnuts. Its population jumped from about 4,000 in 1940 to more than 16,000 by 1950 as ranches and orange groves became tracts for returning veterans. Those late 1940s houses sit on lots deep enough that many now have a back house or a converted garage. Sherman Way, the old business center, still carries a run of small commercial buildings from the town's early decades.
The 1994 Northridge earthquake was centered just west of Reseda Boulevard, so homes and buildings here took heavy shaking, and repairs since then vary widely in quality. Rental property makes up about half the housing. Owners of duplexes and fourplexes call us to split or replace meters, add unit panels and clean up decades of owner wiring. Single family owners call about panel replacements for insurance, garage conversions and EV chargers. Aluminum branch wiring turns up in some buildings from the late 1960s.
Reseda duplexes and small apartment buildings from the 1950s and 1960s often share one meter or use aging stacks that need replacement.
How we handle it →Late 1940s Reseda homes with back houses or converted garages usually need a larger service before the added space can be permitted.
How we handle it →Zinsco and Federal Pacific panels installed in Reseda homes during the 1960s and 1970s are regularly flagged by insurers and buyers' inspectors.
How we handle it →Electrical work in Reseda is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Splitting a Reseda duplex onto separate meters requires LADWP to approve the new meter arrangement before work begins. After the permit is issued, LADWP disconnects, we install meter equipment and unit panels, LADBS inspects, and LADWP reconnects with a meter for each unit. Tenants need notice of the outage, which we schedule with the owner.
Usually, if the building layout allows a proper meter location and LADWP approves it. We design a two meter setup, run separate feeders to each unit panel, and move shared loads like a laundry or exterior lights onto a house panel or one unit. Splitting meters lets tenants pay their own electricity and makes load problems much easier to trace.
It depends on what the back house runs. A 100 amp service shared by two dwellings with cooking, heating and AC is usually overloaded on paper and sometimes in practice. We do a load calculation for both buildings, check the feeder to the back house, and recommend a service upgrade or separate meter where the numbers call for it. If the back house was never permitted, that needs to be resolved too.
Electrical permits in Reseda are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Reseda is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
