Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Encino has large single family homes, many with pools, guest houses and detached studios, which pushes services toward 400 amps. Older Encino homes south of Ventura frequently still carry cloth wiring inside the walls.
Encino takes its name from Rancho Los Encinos, and the old rancho grounds survive as Los Encinos State Historic Park off Ventura Boulevard. North of the boulevard, toward the Sepulveda Basin, the streets are mostly 1950s ranch homes on generous flat lots, many expanded several times. South of Ventura, areas like Royal Oaks rise into the Santa Monica Mountains with larger hillside properties. Teardowns and rebuilds are common in both halves, so an untouched 1950s house can sit next door to a brand new build.
The flats north of Ventura generate most of our panel replacement calls, often Zinsco or Federal Pacific equipment flagged by an insurer or a buyer's inspector. Rebuilds and major remodels bring service sizing questions, underground service runs and LADWP coordination. Condo and apartment buildings along Ventura Boulevard and near the 101 need EV charging plans and meter work. Owners of larger homes increasingly ask about battery storage and whole home backup, which has to be integrated with the panel rather than bolted on.
Encino rebuilds and large remodels with pools, guest houses and battery storage often need a 400 amp service designed and approved through LADWP.
How we handle it →1950s ranch homes in the Encino flats north of Ventura commonly still have Zinsco or Federal Pacific panels that carriers flag.
How we handle it →Older Encino houses with cloth insulated wiring are good candidates for a rewire during remodels, before new finishes go over old circuits.
How we handle it →Multi-car Encino households often want two chargers, which means load management or a larger service planned into the panel work.
How we handle it →Electrical work in Encino is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
In Encino the bigger the service, the earlier LADWP needs to see it. Larger residential services and underground conversions go through LADWP service planning review before installation, so we submit plans early. After that comes the permit, LADWP disconnect, new equipment, LADBS inspection and LADWP reconnect. On a rebuild we work with the general contractor so temporary power and the permanent service do not step on each other.
Yes, and it pairs well with a service upgrade. LADWP reviews the request and sets the route and equipment requirements, and the contractor handles the trench and conduit on private property. It takes longer than an overhead swap because of the utility review, so we start that process before the rest of the electrical work. It takes the overhead drop out of the yard and suits a remodel or rebuild.
If you already plan solar or a service upgrade, it is a good time to decide. Batteries need a place in the panel design, either backing up a few critical circuits through a separate subpanel or the whole home with a larger system. Planning it together avoids moving circuits twice. LADWP has interconnection requirements for solar and storage, which we account for in the design.
Electrical permits in Encino are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Encino is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
