Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Lake Balboa is compact postwar housing with a lot of garage conversions and ADUs added in the last decade. Each one needs its own load calculation and, more often than not, a new service through LADBS and LADWP.
Lake Balboa became its own neighborhood in 2007, carved out of Van Nuys between Roscoe and Victory and from White Oak east toward the airport. The name comes from the lake at Anthony C. Beilenson Park in the Sepulveda Basin on its southern edge. Most of the housing is single story postwar homes, and about two thirds are owner occupied, a higher share than in Van Nuys next door. Van Nuys Airport borders the east side, and Woodley Park and the basin's golf courses sit just to the south.
Because so many owners live in their homes, Lake Balboa projects tend to be long term upgrades rather than quick fixes. Owners replace Zinsco and Federal Pacific panels, add heat pumps, and plan for EVs and solar together. Families building an ADU for a parent or adult child want the electrical done once and done right. Pool equipment and patio additions from the 1960s and 1970s often hang off the same panel without much planning, so we check those circuits too.
Owner occupied Lake Balboa homes adding ADUs, heat pumps and EVs usually move from 100 amps to a 200 amp service.
How we handle it →Lake Balboa's postwar housing commonly carries original or 1960s Zinsco and Federal Pacific panels that insurers ask owners to replace.
How we handle it →Long term Lake Balboa owners planning solar and EVs together benefit from sizing the panel for both at the same time.
How we handle it →Electrical work in Lake Balboa is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Lake Balboa got a new name in 2007 but kept the same LADBS and LADWP path. Some addresses carry Van Nuys or Northridge mailing names, which does not change the permit path. For a service upgrade tied to an ADU, the electrical permit is pulled alongside the ADU building permit, LADWP disconnects, we install, LADBS inspects, and LADWP reconnects. A separate ADU meter needs its own LADWP approval.
Not necessarily. Two prong outlets usually mean ungrounded circuits from the original construction. Options range from GFCI protection, which code allows on ungrounded outlets when labeled, to running new grounded circuits to the rooms that need them most, like the kitchen, office and bedrooms. A full rewire makes sense when the old wiring is damaged or walls are open anyway.
Yes. Most ADUs here share the main meter through a subpanel fed from the house service, which is simpler than adding a second meter. The service usually needs to grow to cover both dwellings. A separate meter is an option if you plan to rent the unit and want the tenant billed directly, but it adds LADWP approval and more equipment.
Electrical permits in Lake Balboa are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Lake Balboa is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
