Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Valley Village is small lot single family housing packed with 1950s and 1960s duplexes and fourplexes. Meter stacks here are frequently original, which is the single most common reason we get called.
Valley Village grew out of North Hollywood, where studio workers built homes in the 1930s and the local post office used a Valley Village postmark long before the city recognized the name. The single family streets are mostly one story Spanish and ranch houses, many around 1,700 square feet. Along the main boulevards, apartment and condo buildings went up in waves until residents pushed for height limits in the 1980s. Small lot subdivisions and townhomes have filled in more recently.
More than two thirds of households rent, and duplex and fourplex owners make up most of our Valley Village work. Besides meter equipment, those buildings tend to have unit panels with too few spaces, shared laundry circuits and exterior lighting wired from one tenant's panel. Single family owners in the 1930s and 1940s houses call about knob and tube remnants, ungrounded circuits and service upgrades for remodels. Newer townhome owners ask almost entirely about EV chargers in tight garages.
Valley Village duplexes and fourplexes from the 1950s and 1960s often need meter equipment and unit feeders replaced together.
How we handle it →Valley Village homes from the 1930s and 1940s can still have knob and tube or ungrounded circuits behind remodeled walls.
How we handle it →Newer Valley Village townhomes and small lot homes need EV chargers fitted into compact garages and already busy panels.
How we handle it →Remodels of Valley Village Spanish and ranch houses usually require a service upgrade from the original 100 amps or less.
How we handle it →Electrical work in Valley Village is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
For a Valley Village fourplex meter replacement we confirm the new meter layout with LADWP, pull the permit, schedule the disconnect, replace the equipment and unit feeders, pass LADBS inspection, and have LADWP reconnect and set meters. Townhome EV work usually stays on the owner's own panel and does not involve the utility at all.
Yes. California law requires landlords to disclose when a tenant's meter serves areas outside their unit, and it invites disputes over who pays. Fixing it usually means adding a house meter position to the stack or a new house panel, then moving laundry, exterior lights and gates onto it. It is easiest to do during a meter stack replacement.
Usually, but space is the issue. Small lot homes often have a compact panel the builder already filled. We check the panel's capacity and open spaces, then add a dedicated circuit, use a load managed charger, or add a small subpanel. In attached garages we keep the charger clear of doors and parking paths, and if an HOA controls exterior conduit, we work within its rules.
Electrical permits in Valley Village are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Valley Village is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
