Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →North Hollywood is a mix of 1920s bungalows near the arts district and dense newer apartment construction along the transit corridor. That means knob and tube in one block and multi unit metering questions in the next.
North Hollywood began as Toluca, then Lankershim, and took its current name in 1927. The national marketing push of the late 1920s filled the flats with Spanish and Craftsman influenced bungalows on small lots around the old downtown along Lankershim. Those houses have been rewired in pieces over almost a century, so one attic can hold original cloth and porcelain runs next to modern cable. Postwar duplexes and 1960s apartment courts fill the blocks in between, each with its own generation of metering.
Three out of four households here rent, so much of our North Hollywood work is for owners and managers rather than residents. Older courtyard buildings need meter and service replacements, and small commercial spaces around the NoHo Arts District change hands often, which means new tenant layouts and panel work for studios, theaters and restaurants. The Metro B Line terminal opened in 2000 and brought new construction around it, but the older stock nearby is where the electrical problems usually are.
Late 1920s North Hollywood bungalows often still carry live knob and tube runs that insurers and buyers' inspectors call out.
How we handle it →Courtyard apartments and postwar fourplexes across North Hollywood frequently need original meter equipment replaced before refinance, sale or insurance renewal.
How we handle it →Bungalows on 60 or 100 amp services in North Hollywood cannot take central air, an ADU or EV charging without a larger service.
How we handle it →Electrical work in North Hollywood is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
For a North Hollywood house, a panel or service change is a single LADBS permit: LADWP cuts the power, we swap the equipment, the city inspector passes it, and LADWP restores service. Commercial tenant work around the Arts District can add plan check before the permit, especially when the service size changes. Knob and tube replacement is permitted as rewiring, and the inspector checks the new circuits along with any panel change.
It is not illegal to have, but many insurers will not write a policy on it and most buyers' inspectors flag it. Knob and tube was never grounded and was designed to shed heat in open air, so attic insulation added later can make it run hot. We can rewire a bungalow in phases or all at once, fishing new cable through walls to limit plaster damage, and pair it with a panel upgrade.
It depends on what the previous tenant left. Lighting rigs, audio gear and HVAC can push past a small commercial service. We start with a site walk and a load review, then lay out new circuits, panel changes or a service upgrade. Commercial work in North Hollywood usually needs plans for LADBS, and we coordinate with your landlord on the meter and any shared equipment.
Electrical permits in North Hollywood are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
North Hollywood is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
