Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Burbank runs its own utility, Burbank Water and Power, so service upgrades here are coordinated with the city rather than LADWP. The housing is largely 1920s through 1950s, which means older services and a lot of original wiring behind the plaster.
Much of the flat part of town filled in during and right after World War II, when aircraft plant jobs brought thousands of families and builders answered with block after block of small stucco homes. Those houses were wired for a fridge, a radio and a few lamps. Today the same 1940s bungalow might have central air, a garage gym and a converted rear unit, all fed through a service that was never meant to carry it. Panels from that period, plus later swaps to brands insurers now flag, are a regular finding on our walkthroughs.
South of downtown and around the Media District, two story apartment buildings from the 1950s and 1960s line many streets, and their meter banks and feeders are often original. Up in the Burbank Hills, homes sit on sloped lots with long runs from the street. In the Rancho, horse property adds barns and arena lights to the load. Property managers here usually call about a meter bank or an insurance letter. Homeowners call when they add an ADU, a heat pump or an EV and the old panel cannot take it.
Postwar Burbank bungalows were built on small services, and adding ADUs, heat pumps and EVs to them is the most common reason we upgrade here.
How we handle it →The 1950s and 1960s apartment buildings around the Media District and south Burbank often still run original meter banks and feeders.
How we handle it →Burbank homes remodeled in the 1960s and 1970s sometimes picked up Zinsco or Federal Pacific panels that insurers now ask owners to replace.
How we handle it →Many Burbank households commute to the studios and want a Level 2 charger, which usually starts with a load calculation on the existing panel.
How we handle it →Electrical work in Burbank is permitted through City of Burbank, and the service is energized by Burbank Water and Power. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Work in Burbank is permitted through the City of Burbank's Building and Safety Division, and power comes from Burbank Water and Power, the city's own utility. In practice that means one city handles both the permit and the service side. We pull the permit, coordinate the disconnect with BWP, pass the city inspection, and BWP releases and reconnects the service. LADWP and SCE are not involved, so their rules and forms do not apply here.
Not always. Many ADUs in Burbank are fed from a subpanel off the main house service, which avoids a second meter. If the main service is small, though, the ADU load can push it over, and an upgrade or a separate meter becomes the cleaner option. We run a load calculation for the whole lot first, then discuss the choice with BWP before you commit to a design.
Everything on the property, not just the house. Barns, wash racks, arena lighting, water heaters for troughs and well or pool pumps all draw from the same service. We map every structure, check how each is fed, and size the main panel and any feeders for the full property. That avoids the common problem of an upgrade that covers the house but trips once the barn lights come on.
Electrical permits in Burbank are issued by City of Burbank. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Burbank is served by Burbank Water and Power. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
