Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Pasadena is served by Pasadena Water and Power and permits through the city, so service upgrades here follow a different process from Los Angeles. The housing stock is exceptional and old, with Craftsman and revival homes that frequently still carry original knob and tube.
Much of the city was built between the 1890s and the 1930s, and Bungalow Heaven, Madison Heights and the streets near Caltech are full of Craftsman, Spanish Revival and Tudor homes that have been remodeled several times without the wiring ever being replaced end to end. What we typically open up is a layered system: original knob and tube in the attic, cloth insulated branch circuits from a 1940s update, and modern cable from the last kitchen remodel, all landing in a panel that was never sized for central air.
Past the prewar core, Hastings Ranch and the east side are largely 1950s ranch houses, which is where Federal Pacific and Zinsco panels still turn up. Pasadena is also known for its bungalow courts and garden apartments, many of them 1920s courtyard buildings with small individual meters on aging sockets. Property managers here usually call about meter bank replacement or tenant breakers that keep tripping, while homeowners call when an ADU, a heat pump or an EV charger forces a service upgrade.
Pasadena's Craftsman and revival homes from before 1940 still hide live knob and tube behind plaster, usually spliced into newer circuits during past remodels.
How we handle it →Heat pumps, ADUs and car chargers are pushing original Pasadena services past their limits, and PWP has to approve every new service and meter location.
How we handle it →The city's 1920s bungalow courts and courtyard apartments run on old individual meter sockets that corrode and leave no room for added tenant load.
How we handle it →Hastings Ranch and other 1950s east side tracts still carry Federal Pacific and Zinsco panels that insurers increasingly refuse to renew.
How we handle it →Electrical work in Pasadena is permitted through City of Pasadena, and the service is energized by Pasadena Water and Power. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Pasadena is one of the few places we work where both sides of the job are municipal. The City of Pasadena issues the electrical permit, and Pasadena Water and Power, not Edison, handles the service side: approving a new or relocated meter, scheduling the disconnect and releasing power after the city inspection passes. On homes in a landmark or historic district, exterior equipment changes can also need preservation sign-off, so we settle the service location before anything else.
Usually most of them. In older Pasadena houses we fish new circuits through attics, crawlspaces and existing wall cavities, and open plaster only where a run cannot be pulled any other way. Those openings are small and planned in advance so your plasterer can patch them cleanly. Original trim, built-ins and box beam ceilings are worked around, not removed.
Not necessarily. Many ADUs are fed from a subpanel off the main house service, which keeps a single Pasadena Water and Power account. A separate meter makes sense when you want the unit billed independently or when the existing service cannot carry both loads. We run the load calculation first, then lay out both options with what each one requires from PWP and the city.
Electrical permits in Pasadena are issued by City of Pasadena. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Pasadena is served by Pasadena Water and Power. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
