Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Highland Park is one of the densest concentrations of pre 1930 Craftsman housing in Los Angeles, and knob and tube wiring is still common in homes that have never been fully rewired. Renovation here almost always means a full or partial rewire plus a service upgrade.
The neighborhood was subdivided in the 1880s and annexed to Los Angeles in 1895, and much of what stands today went up in the decades right after, when the Arroyo Seco drew Arts and Crafts builders. Besides the bungalows, you will find Victorians on the hills around Garvanza and small courtyard and fourplex buildings tucked between houses. Wood framing that old has been drilled, notched and spliced by a century of owners, so tracing every circuit before quoting a rewire matters more here than almost anywhere else in the city.
Most of our Highland Park calls come from new owners who just closed and got an inspection report listing ungrounded outlets, a fused service or an overloaded panel. The next biggest group is landlords with rear units or a converted garage who want each unit on its own meter. Flippers and remodelers call too, usually once the walls are open. Along York Boulevard and Figueroa Street, older storefronts with apartments above need service work before a new tenant can open.
Highland Park Craftsman homes built before 1930 often still run on knob and tube or cloth wiring that inspectors and insurers flag.
How we handle it →Original 30 and 60 amp services in Highland Park bungalows cannot support modern kitchens, laundry and cooling once a house is renovated.
How we handle it →Highland Park lots with a front house plus rear units or a small courtyard building often need meters added or a stack replaced.
How we handle it →Highland Park owners with a driveway or rear garage add Level 2 chargers, usually as part of the service upgrade.
How we handle it →Electrical work in Highland Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Highland Park is inside the City of Los Angeles, so electrical permits go through LADBS and power comes from LADWP. Much of the area also sits inside the Highland Park-Garvanza HPOZ, which can add a review step for visible exterior equipment such as a relocated meter. The usual sequence is the LADBS permit, an LADWP service request and disconnect, the LADBS inspection, then LADWP reconnects once the inspection is released.
Interior wiring and panel work generally does not need HPOZ review. What can trigger it is visible exterior change, such as moving the meter to the front, adding a large conduit run on a street facing wall or installing equipment on the facade. We plan the service location early so the permit and any HPOZ sign off line up instead of holding the job.
Usually yes, if the unit is permitted or being legalized. A separate meter means a new service or a multi meter panel, LADWP approval of the configuration and an LADBS permit. It lets you bill the tenant directly and keeps their load off your panel. If the back unit is unpermitted, legalizing it comes first, and we can wire to the plans that process requires.
Electrical permits in Highland Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Highland Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
