Learn more →Mount Washington is steep hillside lots with narrow access and older homes, so getting new service equipment in place is half the job. Long runs from the street pole are normal.
Robert Marsh laid out Mount Washington as a hilltop subdivision in 1909 and ran a funicular railway up the slope until 1919, because the hills were too steep for easy roads. That history explains the streets. Homes are perched on winding lanes, some barely wide enough for one car, and Eldred Street is among the steepest public streets in Los Angeles. The housing mixes 1910s and 1920s cottages, midcentury hillside houses and modern builds, each stacked against the slope.
On these lots the panel is often in a basement level, a garage below the house or on a retaining wall far from the living space. Feeders run up stairways or under decks, sometimes in conduit that has rusted through. Owners usually contact us when they buy, when they add a level or a deck with a hot tub or when they want EV charging in a garage at street level and the panel sits two floors up. Getting crew and materials in place is planned before anything else.
Mount Washington homes with panels far from the living space often need a new service and subpanels placed where the load actually is.
How we handle it →Mount Washington cottages from the 1910s and 1920s frequently still contain original wiring in hard to reach hillside crawl spaces.
How we handle it →Mount Washington garages at street level are often far below the panel, so EV charging depends on a well planned feeder route.
How we handle it →Electrical work in Mount Washington is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Mount Washington is part of the City of Los Angeles, so electrical permits are issued by LADBS and service comes from LADWP. Because steep lots often require a new meter location or service drop, we confirm the route with LADWP early. The order is the LADBS permit, LADWP review and disconnect, the work, the LADBS inspection and then LADWP reconnection. Narrow streets may also affect where trucks can park during the work.
Usually with a feeder from the main panel down to a subpanel in the garage, or by relocating the service so the meter and main panel sit at street level and feed the house above. The right choice depends on where LADWP will allow the service, the distance and the condition of existing conduit. We look at both routes and price each.
Usually, if the panel has room for a dedicated circuit and a disconnect can be placed within sight of the tub. On hillside decks we also plan a protected route for the wiring that stays clear of footings and drainage. If the service is already tight, a load calculation tells us whether an upgrade is needed first.
Electrical permits in Mount Washington are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Mount Washington is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
