Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Chinatown mixes older commercial buildings with apartments above and newer infill. Mixed use metering and three phase service work both come up here more than in purely residential districts.
The Chinatown of today mostly dates from the late 1930s, after the original Chinatown was cleared to build Union Station. Central Plaza and the blocks around Broadway and Hill Street filled with two and three story commercial buildings, family associations and restaurants, often with apartments or offices upstairs. Low rise apartment buildings and older houses sit on the hillside streets toward Elysian Park, and since the 2000s several large mixed use and apartment projects have gone up near the Metro Gold Line, now the A Line, station.
Many of the older storefront buildings were wired for a shop downstairs and a few rooms above, then rewired in pieces as tenants changed. We find abandoned circuits from long gone businesses, house panels shared between commercial and residential space, and services that cannot support a modern restaurant kitchen. Building owners call when a restaurant or retail tenant needs more capacity, when upstairs units need to be separated from the commercial meter, or when an insurer or buyer asks for a current electrical evaluation.
Chinatown's older mixed use buildings often need upstairs apartments separated from the storefront meter onto their own metering and panels.
How we handle it →Restaurant and retail tenants in Chinatown regularly need larger or three phase services than the original 1930s and 1940s buildings were built with.
How we handle it →Upper floor apartments in older Chinatown buildings frequently still run on cloth insulated wiring added to piecemeal over decades of tenant changes.
How we handle it →Electrical work in Chinatown is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Chinatown is inside the City of Los Angeles, with LADBS on permits and LADWP on power. Restaurant buildouts and three phase service work often need LADBS plan check and an LADWP service review before the job is scheduled. Once the permit is issued, LADWP disconnects, the new gear goes in, LADBS inspects, and only after that release does LADWP restore service and set the meters.
Start with the equipment list from your kitchen designer and a look at the existing service. We compare the connected load of the cooking line, refrigeration, hoods and HVAC against what the building has. Many older storefronts need a larger service or a three phase upgrade, which affects the schedule, so it is worth checking before you sign the lease.
Usually, yes. We design a service with separate meter positions for the commercial space and each apartment, then run new feeders to panels in each unit. In older buildings the circuits between floors are often mixed, so tracing and separating them is a big part of the work. Tenants then pay for their own power.
Electrical permits in Chinatown are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Chinatown is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
