Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Pico Union is one of the densest neighborhoods in Los Angeles, full of older multi unit buildings. Meter stack replacement and in unit subpanels are the core of the work here.
Pico Union was built up from the 1880s through the 1910s as a middle class streetcar suburb, and blocks of Victorian, Queen Anne and Craftsman houses still stand near Alvarado Terrace and the South Bonnie Brae Tract. Over the decades most of the large houses were cut into multiple units, and the gaps filled with brick apartment buildings from the 1920s and stucco walk-ups from the 1950s and 1960s. Nine out of ten households rent, and units are often shared by large families.
Converted houses are where the strangest wiring turns up. One original service may feed four or five units through subpanels added without permits, with knob and tube still live in the upper floors. The postwar walk-ups bring their own problems, usually small unit panels and aging meter banks. Landlords call when tenants report outages or burning smells, when insurance or refinancing requires an inspection, and when a converted house needs its units metered separately to be legal.
Pico Union's large houses split into several apartments often have one undersized service and need proper separate metering for each unit.
How we handle it →Victorian and Craftsman houses in Pico Union still carry knob and tube and unpermitted add on circuits from decades of conversions.
How we handle it →Apartment units in Pico Union's older walk-ups often have panels too small for family households running AC, cooking and laundry.
How we handle it →Electrical work in Pico Union is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Pico Union is within the City of Los Angeles, so LADBS permits and LADWP serves the area. The neighborhood is also a historic preservation overlay zone, and moving meters or adding conduit on a street facing facade can need review before the permit goes through. After the permit and any review, LADWP cuts power, we replace the equipment, LADBS inspects, and LADWP reconnects once the inspection is signed off.
Very likely. Conversions from that period often ran new circuits off the original service without permits, and the upper floors may still have knob and tube. We trace what feeds each unit, test the old wiring, and propose either a full rewire or a phased plan. A new service with a meter for each unit is usually part of it.
It can. Exterior changes visible from the street may need review under the preservation plan, and meters on a front facade are the classic example. We try to place the new meter bank on a side or rear wall that LADWP accepts, which usually keeps review simple. We confirm the location before the permit is submitted.
Electrical permits in Pico Union are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Pico Union is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
