Learn more →Jefferson Park is early twentieth century bungalows with added rear units. Original 60 amp services and unpermitted add on wiring are the two things we correct most.
Most of Jefferson Park was built between about 1905 and 1920, when streetcars on Jefferson and Adams opened the area to middle class buyers. The result is roughly 2,500 homes, mainly Craftsman bungalows, on about fifty blocks between Adams and Exposition, Western and Crenshaw. Jefferson Boulevard adds brick warehouses, older storefronts and churches. After World War II, Creole families from Louisiana settled along Jefferson, and many lots were later split up with rear units and duplexes.
Bungalows from that era were wired with knob and tube, and many still have some of it live in the attic or walls, connected to newer circuits added over the decades. We often find original 30 or 60 amp services, a rear unit fed through an extension cord style run, and garage conversions with no permit history. Owners call when insurance or a lender flags the wiring, when they want to legalize a rear unit, or when a restoration opens the walls.
Jefferson Park's 1905 to 1920 Craftsman bungalows often still have knob and tube in attics and walls, tied into later circuits.
How we handle it →Original 30 and 60 amp services in Jefferson Park cannot support a modern kitchen and AC, let alone an added rear unit.
How we handle it →Jefferson Park lots with a bungalow and rear units commonly need separate meters to legalize the units and divide the load.
How we handle it →Electrical work in Jefferson Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Jefferson Park is within the City of Los Angeles, which means LADBS permits and LADWP power. Part of the neighborhood is in the Jefferson Park historic preservation overlay zone adopted in 2011, so visible exterior changes such as a relocated meter may need review. Permits for legalizing rear units bundle the electrical with the rest. The job moves through the permit, an LADWP outage, the electrical work, the LADBS inspection and then LADWP reconnecting.
It can be, if the service is sized for both units, the feeder is properly installed, and the rear unit was permitted. Many were not. We check the feeder, the panel and the load, and if the unit is being legalized, we usually recommend a new service with a separate meter for the rear unit so each household has its own panel and bill.
Yes. Rewiring is mostly hidden work, done through attics, crawlspaces and small wall openings. We can reuse original switch locations, install period style switch plates, and keep exterior work minimal, which matters inside the HPOZ. The goal is a safe, modern system that does not change how the house looks.
Electrical permits in Jefferson Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Jefferson Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
