Learn more →Leimert Park is 1920s and 1930s Spanish and Craftsman homes, well preserved and generally still on original wiring. Rewires here are planned around the finishes rather than through them.
Walter H. Leimert began developing the neighborhood in 1928 with a master plan by the Olmsted Brothers firm, so its curving tree lined streets and Spanish Colonial Revival homes were designed together. The housing is mostly 1920s and 1930s single family homes with some duplexes and small apartment buildings, and Leimert Park Village on Degnan Boulevard and 43rd Place is the commercial and cultural center, known for jazz clubs, galleries and Black owned businesses. A K Line light rail station now serves the village.
Homes here were built well, and many owners have kept original plaster, tile and woodwork, which means original wiring often survived too. We find knob and tube, early cloth cable, and services upgraded once in the 1950s or 1960s, sometimes with Federal Pacific or Zinsco panels. Owners call before kitchen and bath remodels, when insurers ask about panel brands or wiring age, and when they add central air, EV chargers or a garage ADU.
Leimert Park's well preserved 1920s and 1930s homes often keep original knob and tube behind plaster that owners want left intact.
How we handle it →Leimert Park homes upgraded in the 1950s or 1960s frequently got Federal Pacific or Zinsco panels, which insurers now flag at renewal.
How we handle it →Owners adding central air, EV chargers or garage ADUs in Leimert Park often find the original or midcentury service too small.
How we handle it →Electrical work in Leimert Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Leimert Park is within the City of Los Angeles, so permits and inspections come from LADBS and power from LADWP. Commercial buildings in Leimert Park Village follow the same agencies, with plan check on larger tenant improvements. For a residential service upgrade the order is permit, LADWP disconnect, new meter and panel, LADBS inspection, then LADWP reconnect. Planning the outage early helps on streets with limited parking.
Yes. We plan the route through attics, crawlspaces and closets, and open walls only at selected points that are easy to patch. Tile walls in baths and kitchens are avoided wherever possible. The aim is new wiring throughout with original finishes left in place, and we walk through the plan before any opening is made.
Often, yes. Many owners prefer a separate meter so the ADU tenant pays for their own power. We calculate the load, design a service for both meters, run a new feeder to the ADU, and coordinate the LADBS permit with the ADU permit. LADWP sets the second meter after the inspection passes.
Electrical permits in Leimert Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Leimert Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
