Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →University Park is prewar housing largely converted to rental use near the campus, which means high occupancy loads on original services. Meter arrangements here often need to be brought current before anything else.
University Park took shape around USC from the 1880s, and the blocks north of campus still hold one of the city's richest collections of Victorian and Craftsman homes, including the mansions of Chester Place and St. James Park. Two historic preservation overlay zones, University Park and North University Park, cover much of it. Around those blocks, older houses have been divided into rooms and units for students, and newer purpose built student apartments rise along Figueroa and Jefferson. More than nine in ten households rent.
When a house built for one family now holds six or eight students, every bedroom has a heater, a laptop, a gaming setup and often a mini fridge, all on wiring sized for a few lights. We see overloaded circuits, extension cords run under doors, knob and tube still live in older houses, and rooms added without permits. Landlords call before the school year starts, when a tenant reports outages, when an insurance carrier balks, or when they convert a house into separately metered units.
Houses near USC that have been split into rented rooms or units often need proper metering before the electrical can be upgraded legally.
How we handle it →University Park's Victorian and Craftsman homes commonly still have knob and tube, now carrying student room loads it was never designed for.
How we handle it →Student rentals in University Park regularly overload original services with heaters, AC units and electronics in every bedroom.
How we handle it →Electrical work in University Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
University Park is in the City of Los Angeles, so LADBS permits and LADWP supplies power. Much of the area falls in the University Park and North University Park preservation overlay zones, where a meter bank or conduit visible from the street can need review. The steps follow the usual order: the permit is issued, LADWP disconnects, the work is completed, LADBS inspects, and then LADWP reconnects the building.
That is the best time. Summer turnover gives open access to every room, so rewiring, panel upgrades and meter changes can be done without working around tenants. We recommend booking early in the spring, since permits, LADWP coordination and inspections all need to fit before move in.
Interior rewiring generally does not. What tends to need review is exterior work visible from the street, such as new meters on the front facade or exposed conduit. We route new service equipment to side or rear walls when possible and run interior wiring through concealed paths, which usually keeps the HPOZ side simple.
Electrical permits in University Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
University Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
