Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Koreatown is one of the densest apartment districts in the country, full of 1920s through 1960s buildings on original meter stacks. Building wide service upgrades and in unit subpanels are most of what we do here, and LADWP scheduling drives the timeline.
Koreatown's housing comes in layers. Brick and concrete apartment buildings from the 1920s line the streets near Wilshire and around the old Ambassador Hotel site, while whole blocks between them were rebuilt in the 1950s and 1960s with two and three story stucco apartment boxes, many with tuck-under parking. Wilshire itself has Art Deco landmarks like the Wiltern and a line of office towers, and new mid-rise apartments have been filling lots since the 2000s.
Each era brings its own issues. The prewar buildings have cloth insulated wiring and small unit services, and the postwar buildings frequently came with Zinsco or Federal Pacific panels in each unit, which insurers now refuse. Owners and managers call when an insurer issues a nonrenewal notice over panel brands, when tenants add window AC and space heaters that trip breakers, and when a building is refinanced or sold and the electrical has to pass due diligence.
Koreatown's 1920s and 1960s apartment buildings often have original meter stacks that limit every unit to a small, aging service.
How we handle it →Postwar Koreatown apartment buildings commonly have Zinsco or Federal Pacific panels in each unit, which insurers now flag at renewal.
How we handle it →Tenants adding AC units, induction cooking and EV chargers push small in unit panels in older Koreatown buildings past their limit.
How we handle it →Electrical work in Koreatown is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Koreatown is in the City of Los Angeles. LADBS issues the permit and inspects, and LADWP is the utility. On a building wide meter or service change, LADWP reviews the new service before work starts, and the outage window has to be planned with tenants in mind. The sequence is permit, LADWP disconnect, the change out, LADBS inspection, then LADWP reconnect and meter set.
Not necessarily. Many owners phase the work by floor or by group of units, as long as the insurer accepts the schedule. We confirm the brand and condition of each panel, check whether the meter stack can stay, and replace the unit panels in an order that keeps tenants without power for as short a time as possible.
Yes in many cases, but the house service is usually the bottleneck. We start with a load calculation on the existing service and the garage panel. Options range from a few dedicated circuits on the house meter to load managed chargers or a separate service, depending on the capacity available and what LADWP approves.
We plan the outage with the property manager in advance so tenants get notice, and we stage as much as possible before the LADWP disconnect, prebuilding the new gear and pulling new feeders. The actual cut over is kept to a single planned window, and units come back on as soon as the inspection and utility release allow.
Electrical permits in Koreatown are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Koreatown is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
