Learn more →Hancock Park is large 1920s custom homes, many still carrying original wiring behind finished plaster. Rewires here have to be planned around the finishes, which is a different job from an open framing rewire.
Hancock Park was subdivided by G. Allan Hancock mostly in the 1920s, and its roughly 1,200 homes are large two story period revival houses: Tudor, English, Spanish Colonial, Mediterranean, Monterey and American Colonial. Homes sit well back from the street, with long side driveways running under porte cocheres to rear garages, and many lots have pool houses, guest quarters or converted garages behind the main house. The Wilshire Country Club occupies a large piece of the neighborhood.
Distance is a recurring issue. The panel is often at the back of the house or in the rear garage, and the pool, guesthouse or studio is fed through old underground runs that are hard to trace. We find original knob and tube in upper floors, early panels that were added onto rather than replaced, and services too small for central air, pool equipment and EV charging together. Owners call before a major renovation, when an insurer asks about the wiring, or when adding an EV charger.
Hancock Park's 1920s homes frequently still have original knob and tube in upper floors and attics, hidden behind finished plaster and millwork.
How we handle it →Large Hancock Park homes adding central air, pool equipment and EV chargers often outgrow services that were last upgraded decades ago.
How we handle it →Rear garages at the end of long Hancock Park driveways usually need a new feeder sized for one or two EV chargers.
How we handle it →Electrical work in Hancock Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Hancock Park is in the City of Los Angeles, so LADBS permits and inspects the work and LADWP is the utility. The neighborhood is a historic preservation overlay zone adopted in 2008, and new exterior equipment visible from the street, such as a relocated meter, can need review. Once that is settled, the permit is issued, LADWP disconnects, the work is done, LADBS inspects, and LADWP restores power.
It is worth testing. Old underground feeders to pool houses and garages can be undersized, deteriorated or spliced in ways nobody documented. We test the insulation, check the conductor size against the load, and decide whether to reuse the conduit with new wire or trench a new run. Doing it with the panel upgrade avoids a second outage later.
Interior electrical work is generally not subject to preservation review. The concern is exterior changes visible from the street, such as moving the meter, adding conduit on the front facade, or new exterior equipment. We plan meter locations and conduit routes to stay out of public view where possible, which usually keeps the process straightforward.
Electrical permits in Hancock Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Hancock Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
