Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Mid Wilshire runs from prewar apartment towers to postwar office buildings, so the electrical work skews larger: building wide services, house panels and three phase gear. LADBS plan check is usually part of the schedule.
Off the boulevard, Mid Wilshire is mostly residential. South of Wilshire, streets like those in Wilshire Vista and Brookside are lined with 1920s and 1930s Spanish revival duplexes and fourplexes, many of them built to look like single family houses. Fremont Place and Windsor Village add larger period homes, and Park La Brea at the north edge is one of the largest apartment complexes in the country. Office towers and older commercial buildings line Wilshire itself, especially along the Park Mile and Miracle Mile stretches.
The classic Mid Wilshire duplex has the upper and lower units on separate small services, often installed with a meter cluster on a side wall decades ago. We find fuse panels, two wire wiring and overloaded kitchen circuits in those buildings, and aging switchgear in the offices on Wilshire. Duplex owners call about splitting or upgrading meters and adding central AC. Commercial owners call about tenant improvement work and gear that an insurer or lender wants replaced.
Mid Wilshire's 1920s and 1930s duplexes and fourplexes often still use original meter clusters that cannot support modern unit loads.
How we handle it →Owners of older Mid Wilshire duplexes regularly upgrade each unit's service to add central air, induction ranges and in unit laundry.
How we handle it →Prewar Spanish revival buildings in Mid Wilshire commonly still have ungrounded two wire circuits behind original plaster.
How we handle it →Duplex and fourplex owners in Mid Wilshire increasingly want EV chargers in rear garages, which usually needs a feeder and capacity check.
How we handle it →Electrical work in Mid Wilshire is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Mid Wilshire is City of Los Angeles territory: LADBS issues and inspects permits, and LADWP provides power. Larger commercial jobs on Wilshire generally go through LADBS plan check and an LADWP service review before work can be scheduled. Residential jobs move faster, but the order holds either way. Permit first, then the LADWP shutoff, the installation, the LADBS inspection, and finally reconnection by LADWP.
Usually, but each unit's service has to carry it. Many duplexes from the 1920s and 1930s have small services per unit, so AC means upgrading both meters and panels. We run a load calculation for each unit, size the new services, and coordinate a single LADWP outage so both units are upgraded at the same time.
It does not have to. We usually place the new meter bank where the old one was, often on a side wall or near the driveway, so the street view stays the same. If a property sits in a preservation overlay zone, exterior visibility matters more, and we confirm the location before applying for the permit.
Electrical permits in Mid Wilshire are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Mid Wilshire is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
