Learn more →Windsor Square is large 1910s and 1920s homes on deep lots, generally with original wiring and undersized services. Careful whole home rewiring behind existing finishes is the specialty here.
Windsor Square was launched in 1911 by developer Robert A. Rowan and was the first neighborhood in Los Angeles to put its power lines underground, which is why its streets have no overhead wires. The homes are large Tudor Revival, Italian Renaissance, Dutch Colonial and Craftsman houses on wide, deep lots between Beverly and Wilshire. Getty House, the official residence of the mayor, is on Irving Boulevard. Most homes have long driveways to rear garages, and many have pool houses or guest units.
Because power has always arrived underground, the service entrance on older Windsor Square homes can be unusual, with original underground laterals and meter locations that do not match newer standards. Inside, we often find knob and tube, early cloth cable and panels added to over a century. Owners call before major renovations, when insurance carriers ask about the wiring, and when they want EV chargers, pool equipment or central air that the old service cannot support.
Windsor Square's 1910s and 1920s homes commonly still have knob and tube and early cloth cable behind plaster, millwork and paneling.
How we handle it →Large Windsor Square homes adding central air, pool equipment and EV charging often need a bigger service on an older underground connection.
How we handle it →Detached rear garages on deep Windsor Square lots usually need a new feeder from the main panel sized for EV charging.
How we handle it →Electrical work in Windsor Square is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Windsor Square is inside the City of Los Angeles, so permits and inspections come from LADBS and power from LADWP. Because the neighborhood is served underground, a service upgrade can involve the underground lateral as well as the meter and panel, and that portion follows LADWP requirements. The area is also a historic preservation overlay zone. Work proceeds from permit to LADWP shutoff, then installation, LADBS inspection, and LADWP reenergizing the house.
It can add steps. Some older underground laterals are too small for a larger service or are in conduit that cannot be reused, so part of the job may involve LADWP's side of the connection. We review the existing service entrance early, confirm what LADWP requires, and plan the upgrade around it so there are no surprises during the cut over.
Usually, yes, in phases. We work room by room or floor by floor, keep most circuits live overnight, and limit openings in the plaster to planned access points. Homes with finished attics or basements may take longer. We map the house first so you know which rooms are affected on which days.
Electrical permits in Windsor Square are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Windsor Square is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
