Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Westlake is dense prewar apartment housing, much of it still on original meter stacks and cloth wiring. Building wide upgrades here need careful staging so tenants are not left without power.
Westlake grew up around what was then Westlake Park, now MacArthur Park, as one of the city's most fashionable addresses from the 1880s into the 1920s. The mansions of that era were mostly divided into apartments or replaced by brick and concrete apartment buildings and residential hotels from the 1920s, some of them six and seven stories tall. Later infill added stucco walk-ups from the 1950s and 1960s. Today the area is overwhelmingly renter occupied, with large family households in fairly small units.
A building that was wired for a lamp and a radio in each room now has refrigerators, microwaves, space heaters and window AC on the same circuits. In the older buildings we find original fuse panels in the units, ungrounded wiring and overloaded feeders, while the postwar buildings often have breaker panels from brands insurers now reject. Owners call when an insurer or lender demands an upgrade, when a city inspection flags conditions, or when breakers trip constantly across the building.
Westlake's 1920s apartment buildings often still use original meter banks and feeders that leave every unit on a small, aging service.
How we handle it →Converted mansions and prewar apartments in Westlake commonly have ungrounded cloth wiring that cannot safely carry today's appliance loads.
How we handle it →Postwar walk-ups in Westlake frequently have Zinsco or Federal Pacific unit panels that insurers flag when policies come up for renewal.
How we handle it →Electrical work in Westlake is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Westlake falls under LADBS for permits and inspections and LADWP for service. On a large building, LADWP reviews the new service design and the cut over has to be planned with the utility as well as with tenants. The steps run in this order: permit issued, LADWP disconnect on the scheduled day, gear replaced, LADBS inspection, and finally LADWP reconnect so the units come back on.
In most cases, yes. We do the prep work in common areas and in units during short scheduled visits, then make the final cut over during one planned outage. Tenants get notice through the manager, and the outage is kept as short as the work and the inspection allow. Relocating tenants is rarely needed for meter and panel work.
Send us the inspection report. We review each item, confirm what is a code violation versus a maintenance issue, and price the corrections in the order the inspector wants them. Some items are a single circuit, others point to a service or meter problem that has to be fixed first. We pull the permit so the corrections are documented when the inspector returns.
Electrical permits in Westlake are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Westlake is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
