Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Echo Park has Victorian and Craftsman housing on steep lots plus a lot of small multi unit buildings. Knob and tube, 60 amp services and added rear units are the recurring findings.
Echo Park is one of the city's oldest residential areas. Angelino Heights, on its eastern edge, holds rows of 1880s Queen Anne and Eastlake Victorians, and the hills around the lake and up toward Elysian Park are dense with Craftsman houses and 1920s bungalows. Small apartment buildings, many from the 1950s and 1960s, fill in along Sunset, Echo Park Avenue and Alvarado. Lots are steep, streets are narrow, and plenty of properties have a second dwelling behind the main house.
Victorian homes in Echo Park sometimes carry generations of wiring at once: early knob and tube, cloth cable from the 1940s, and a modern circuit or two added for a kitchen. Owners call when an insurer or buyer flags the knob and tube, when a rear unit needs its own meter, or when they want to legalize an addition. Landlords of the small walk-ups call about undersized unit panels and tenants running more appliances than the wiring was meant for.
Echo Park's Victorians and Craftsman homes regularly still have live knob and tube, which insurers and buyers flag during renewal or escrow.
How we handle it →Small apartment buildings and lots with rear dwellings in Echo Park often need separate metering before each unit can be upgraded legally.
How we handle it →Original 60 amp services in Echo Park houses cannot support modern kitchens, laundry and cooling, especially once a rear unit is added.
How we handle it →Electrical work in Echo Park is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Echo Park is inside the City of Los Angeles, so permits and inspections come from LADBS and power comes from LADWP. Angelino Heights is a historic preservation overlay zone, the oldest in the city, and exterior work there such as a new meter location or conduit on a front facade can need preservation review. From there it runs permit, LADWP disconnect, installation, LADBS sign off, and finally LADWP restoring service.
Possibly, but in the Angelino Heights preservation zone a meter relocation visible from the street may need review, and LADWP has its own rules on meter placement. We usually aim to keep the meter where it is or move it to a side or rear wall where it is less visible. We sort out the location before pulling the permit.
Usually a new service with two meters, a separate panel for each house, and a feeder to the rear dwelling. Shared circuits between the two houses have to be traced and separated. If the rear house was never permitted, that has to be addressed with LADBS, and the electrical is often a big part of legalizing it.
Electrical permits in Echo Park are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Echo Park is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
