Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Los Feliz has significant prewar and Spanish revival housing, much of it with original wiring and undersized services, alongside newer hillside homes with heavy modern loads. We have pulled permits on Los Feliz Boulevard multi unit work.
Most of Los Feliz was built out between the 1910s and the 1930s. The flats south of Los Feliz Boulevard are Spanish revival duplexes, courtyard apartments and modest single family homes, while the streets climbing toward Griffith Park hold large period homes, including the gated enclave of Laughlin Park. A handful of landmark modernist houses and midcentury hillside builds are scattered through the upper streets, and Vermont and Hillhurst carry the neighborhood's small commercial blocks.
Behind the plaster we commonly find knob and tube that was partly abandoned and partly left live, original 30 and 60 amp services that were bumped up once in the 1960s, and added circuits run on the surface. Owners call when a kitchen or primary suite remodel trips the old service, when an insurer asks about the wiring on renewal, or when they want an EV charger in a detached garage at the back of a long lot.
Los Feliz homes from the 1920s often still have knob and tube in walls and ceilings, which insurers and buyers flag during renewals and escrow.
How we handle it →Large hillside homes above Los Feliz Boulevard are adding central air, kitchens and pool equipment that original 60 amp services cannot carry.
How we handle it →Spanish revival courtyard apartments and duplexes south of the boulevard often need their metering reworked before unit upgrades can happen.
How we handle it →Detached rear garages on deep Los Feliz lots usually need a new feeder from the house panel before an EV charger can go in.
How we handle it →Electrical work in Los Feliz is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Los Feliz is within the City of Los Angeles. LADBS permits the work and inspects it, and LADWP handles the utility side. Hillside properties sometimes have an overhead drop crossing a neighbor or a long underground lateral, and any change there involves LADWP review before the cut over. Our usual Los Feliz sequence: permit first, then the LADWP shutoff, the upgrade itself, an LADBS inspection, and LADWP reconnection after sign off.
In most cases, yes. We fish new cable through existing cavities, work from the attic and crawlspace, and open small access holes at planned points rather than stripping walls. Some ceilings and fire blocked walls need more openings. We map the route before starting so the plaster repair is limited and predictable.
Usually, if the service and wall space allow a two position meter setup. We size a new service for both units, install separate meters and panels, and separate the circuits so each unit is fed only from its own panel. In older duplexes the shared circuits are often tangled, so tracing them is part of the job.
Electrical permits in Los Feliz are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Los Feliz is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
