Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →El Sereno is prewar and postwar hillside housing with a heavy layer of added rear units. Sorting out how many meters a property actually needs is usually the first thing we do.
Streetcar lines in the early 1900s drew the first subdivisions here, each a small settlement with its own school, and after annexation to Los Angeles in 1915 builders added middle class Period Revival homes through the 1920s. Building paused during the Depression, then the south end filled in after World War II. The result is a patchwork, with 1920s Spanish homes on the hills, postwar houses on flatter blocks and many lots with a converted garage or a rear unit added since.
Older names like Rose Hill, Sierra Vista and Hillside Village still describe parts of the neighborhood. Up the slopes, homes sit on steep lots with long service runs, and wiring in some has never been fully updated. In the flatter blocks, postwar panels are near the end of their life. Owners call us to legalize or rewire a back unit, to replace a panel an insurer flagged and to upgrade before adding cooling, an EV charger or a bigger kitchen.
El Sereno lots with converted garages and rear units often need separate meters or a multi meter service to bill tenants properly.
How we handle it →Postwar El Sereno homes from the 1950s commonly have Federal Pacific or Zinsco panels flagged at insurance renewal.
How we handle it →El Sereno homes adding cooling, EV charging or a rear unit usually outgrow the original service.
How we handle it →The 1920s Period Revival homes in the El Sereno hills often still carry original cloth or knob and tube wiring.
How we handle it →Electrical work in El Sereno is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
El Sereno is within the City of Los Angeles, so electrical permits go through LADBS and service comes from LADWP. When a rear unit needs its own meter, LADWP has to approve the new configuration before work starts. The usual sequence is the LADBS permit, the LADWP service request and disconnect, the work, the LADBS inspection, then LADWP reconnection. Hillside service relocations may need LADWP to review the drop route.
Not legally in every case, but a separate meter is often the better setup if the unit is rented. It keeps the tenant's usage off your bill and gives them their own breakers. The alternative is a subpanel off your service, which is simpler but adds to your load. We run the numbers on both and explain which works for your lot.
It can be. Long overhead drops, panels on lower levels and steep access all add time. LADWP may need to look at the drop if the meter location changes. We check the route during the walkthrough, plan where equipment can safely go and price the access honestly, so the job runs as quoted.
Electrical permits in El Sereno are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
El Sereno is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
