Learn more →San Gabriel has prewar bungalows alongside dense newer apartment construction, which is exactly the split between whole home rewires and building wide meter work. The city runs its own building department.
The city grew up around the 1771 mission, and the blocks closest to it hold some of the oldest housing in the valley, from early 1900s cottages to 1920s Spanish Revival homes that echo the mission's architecture. Farther out, postwar ranch homes fill the grid toward Rosemead and Temple City. Each era leaves its own trail: knob and tube and two wire circuits in the prewar houses, and early breaker panels from brands insurers now reject in the 1950s homes.
Over the last few decades, many single family lots near Valley Boulevard and San Gabriel Boulevard have been redeveloped into townhome and small condo projects, often four to ten units on a shared meter center. Those buildings bring a different set of calls: meter sockets never sized for EV chargers, HOA boards asking who owns the wiring between the meter and each unit, and garage subpanels that are now overloaded. Older courtyard apartments add steady rewire and service work.
Small San Gabriel condo and townhome projects share meter centers that were sized for basic loads, not for chargers and all electric units.
How we handle it →Prewar cottages and Spanish Revival homes near the mission still carry knob and tube and ungrounded two wire circuits.
How we handle it →San Gabriel's postwar ranch homes toward Rosemead and Temple City often keep the early breaker panels that carriers now decline.
How we handle it →Townhome owners here want chargers in private garages fed from a shared meter center, which takes a building level load study first.
How we handle it →Electrical work in San Gabriel is permitted through City of San Gabriel, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
San Gabriel's building division handles permits for both houses and multi unit buildings, and Edison serves the city. For a condo or townhome project, the HOA usually has to authorize work on the shared meter center before we pull the permit, and residents need notice of the outage. From there the order is the same as a house: Edison disconnect, replacement of the equipment, city inspection, and Edison reconnect.
Start with a load study of the building's service and the meter center. Many small San Gabriel condo projects were built with modest unit panels and little spare capacity at the main. Depending on the numbers, chargers can be fed from each unit's own meter, from a new house panel, or from a managed system that shares capacity. The study tells the board which options are realistic.
Not always. Many owners start with the circuits that matter most, such as the kitchen, baths and any run with damaged insulation, and replace the rest in phases. Some insurers require all active knob and tube removed before they will renew, though, so check your policy first. We can inspect, map what is still live and give you a phased plan.
Electrical permits in San Gabriel are issued by City of San Gabriel. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
San Gabriel is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
