Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Santa Monica permits through the city and has its own energy code overlays, which affects what a service upgrade requires. The building stock is heavily prewar and multi unit, so meter stacks and per unit subpanels come up constantly.
Much of the housing went up in two waves. Spanish revival duplexes, fourplexes and bungalow courts filled the blocks north of Pico in the 1920s and 1930s, then the 1950s and 1960s added thousands of two and three story stucco apartment buildings with tuck under parking. A large share of those older buildings are rent controlled, so owners tend to keep them for decades and patch the electrical rather than replace it. That is how a 1962 building ends up with its original fused disconnects and 30 amp unit panels.
Single family streets north of Montana and in Sunset Park are a different job. Those homes are usually on their second or third remodel, and each one added circuits to a service that was never resized. Property managers here call about tenant complaints, tripped mains during heat waves and insurance renewals that flag an old panel. Homeowners call when a heat pump, induction range or EV charger pushes a 100 amp service past what a load calculation allows.
Rent controlled 1950s and 1960s apartment buildings across the city still run on original meter banks that cannot carry modern unit loads.
How we handle it →Electrification is pushing Santa Monica owners toward heat pumps and induction cooking, and older 100 amp services rarely pass the load calculation.
How we handle it →Postwar apartments and 1960s remodels here often hide Zinsco or Federal Pacific equipment that insurers now refuse to renew.
How we handle it →Street parking is scarce, so owners of Santa Monica buildings with garages are adding shared charging for tenants.
How we handle it →Electrical work in Santa Monica is permitted through City of Santa Monica, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of Santa Monica Building and Safety Division issues the electrical permit, and Southern California Edison owns the meter and the service drop. On a service upgrade we pull the city permit, schedule the Edison disconnect, swap the gear, then call for the city inspection. Once the inspector signs off, the city releases the job to Edison and Edison reconnects. Multi unit jobs usually need Edison to review the new meter layout before we set it, so that review happens early.
The city's zero emission building code, in effect since 2023, is written for new buildings and requires them to be all electric. A typical remodel of an existing Santa Monica home is not new construction, but large additions can raise questions, so we check scope with the city before design. Either way, many owners plan the service for heat pumps and induction now so they do not pay for a second upgrade later.
Sometimes. If the main service has spare capacity, we can replace unit panels and feeders and leave the meter bank alone. In most 1920s and 1950s fourplexes the main is the bottleneck, so a load calculation usually shows the meter bank and service entrance need to grow too. We run that calculation first so you know which job you are actually pricing.
Electrical permits in Santa Monica are issued by City of Santa Monica. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Santa Monica is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
