Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Venice mixes century old bungalows with new construction on very small lots, so access and routing shape the job as much as capacity does. Original services and added rear units are common findings.
Abbot Kinney founded Venice in 1905, and the canal district and walk streets still hold small beach cottages and bungalows from the 1910s and 1920s. Venice was annexed to Los Angeles in 1926. Oakwood and Milwood have small houses and duplexes on narrow lots, many from the 1920s through the 1950s. The last thirty years brought modern rebuilds and boxy multi story homes, often next door to century old cottages.
Most electrical work here deals with old equipment and tight space. Walk streets have no vehicle access, so materials and equipment come in by hand. Salt air corrodes exterior meter sockets and panel enclosures close to the beach. Owners call about knob and tube in original cottages, overloaded services serving a house and a rear unit, and panels mounted in spots that no longer meet clearance rules. Short term rental conversions and home studios have also added loads many of these small houses never planned for.
Original 1910s and 1920s Venice cottages often still carry knob and tube or cloth insulated wiring.
How we handle it →Venice lots with a main house and rear unit frequently share one old service that cannot carry both.
How we handle it →Venice duplexes and small homes from the 1950s and 1960s can carry Zinsco and Federal Pacific panels insurers flag.
How we handle it →Tight Venice lots and alley garages make charger placement a planning question as much as a capacity one.
How we handle it →Electrical work in Venice is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Venice is part of the City of Los Angeles, so LADBS issues permits and LADWP is the utility on most blocks. We confirm the serving utility from the existing meter before design. The order is an LADBS permit, utility approval of any meter or service change, a scheduled disconnect, the install and an LADBS inspection, followed by reconnection after release. Venice is also in the coastal zone, so work that changes a building's exterior can trigger extra planning review.
It adds logistics but rarely stops the job. Walk streets have no vehicle access, so equipment is carried in and the crew plans staging carefully. Utility access for the disconnect also needs coordination. The service and meter location must still meet clearance rules, which can be hard on narrow lots. We look at access and routing on site before quoting.
Yes, close to the beach. Exterior meter sockets, panel enclosures and conduit fittings corrode faster in salt air, and corrosion can loosen connections and let moisture in. When we replace equipment in Venice, we pick enclosures and hardware rated for the environment and look for corrosion on existing gear during inspections.
Electrical permits in Venice are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Venice is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
