Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Sawtelle is small lot housing with a high share of duplexes and added units, plus a busy commercial strip. Metering and service capacity are the recurring questions.
Sawtelle grew up as its own small town, served by the old soldiers' home, and was annexed to Los Angeles in the 1920s. In the early and middle 20th century it was home to Japanese American nurseries and gardeners, and the blocks around Sawtelle Boulevard still show that history. The housing is mostly narrow lots with small houses from the 1920s through 1940s, many now joined by a second unit, a duplex or a small apartment building.
Lots here are tight, so electrical work starts with a space problem. A second unit at the back of a lot often shares one old service with the front house, and the meter may be on a side wall with barely enough clearance. Owners call about splitting service between units, adding meters for tenants and finding room for a new panel. Commercial owners on the boulevard ask about capacity for restaurant equipment and kitchen exhaust.
Sawtelle lots with a front house and rear units often need a multi meter setup so each unit can be billed separately.
How we handle it →Small 1920s to 1940s Sawtelle houses still on original services cannot support an added unit or modern appliances.
How we handle it →Prewar Sawtelle homes often still have original wiring, including cloth insulated circuits that do not support grounding.
How we handle it →Tight Sawtelle lots make charger placement a routing problem as much as a capacity problem.
How we handle it →Electrical work in Sawtelle is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Sawtelle is part of the City of Los Angeles, so permits come from LADBS and power from LADWP. When a lot needs a second meter or a larger service, LADWP has to approve the meter location and service design before installation. After that comes the LADBS permit, a scheduled LADWP disconnect, the install and an LADBS inspection. Power is restored once LADBS sends the release to LADWP. On narrow lots, meeting LADWP clearance rules is often the hardest part.
In many cases, yes. Adding meters usually means replacing the existing service with a multi meter panel and running feeders to each unit. LADWP must approve the meter layout, and the location has to meet their clearance requirements, which can be tight on Sawtelle's narrow lots. We check those rules on site before you commit to a design.
It depends on what is already there. Older commercial spaces along Sawtelle Boulevard were often built for retail loads, and commercial cooking equipment, refrigeration and exhaust fans can quickly exceed them. We review the equipment list against the existing service and panel. If the service is too small, we plan the upgrade with LADWP alongside your build out schedule.
Electrical permits in Sawtelle are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Sawtelle is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
