Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Palms is one of the densest apartment districts on the Westside, full of 1950s through 1970s buildings on original meter stacks. Building wide service upgrades are most of what we do here.
Palms is one of the oldest communities on the Westside, founded in the 1880s and annexed to Los Angeles in 1915. Very little of that early town survives. What replaced it, starting after World War II, is block after block of two and three story apartment buildings, many of them stucco boxes with parking tucked underneath. Small single family homes from the 1920s through the 1940s are mixed in on some streets.
Many of these buildings have had several owners and little electrical investment. Common findings are aluminum branch wiring repairs, unit panels with obsolete breakers and meter sockets showing heat damage. Tenants run more appliances than the buildings were designed for, and management companies call after repeated outages or when an insurer requires a panel replacement. Newer buildings along the Expo line corridor ask about EV charging for residents. Owners refinancing or selling also call, because lenders and buyers increasingly ask for the electrical to be documented.
Palms is packed with 1950s through 1970s apartment buildings still running on original meter banks.
How we handle it →Many Palms apartments still have Zinsco and Federal Pacific unit panels that insurers flag at renewal.
How we handle it →Older Palms houses still on 60 or 100 amp services cannot carry modern AC and appliance loads.
How we handle it →Apartment owners near the Expo line in Palms field steady tenant requests for garage charging.
How we handle it →Electrical work in Palms is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Palms is within the City of Los Angeles, so LADBS handles permits and LADWP supplies power. For apartment service upgrades, we pull the LADBS permit, get LADWP's approval of the new meter bank, and schedule an LADWP disconnect for the building. After installation, LADBS inspects and releases the job, and LADWP reconnects. Tenants need notice of the outage, and we help owners coordinate the schedule.
Not necessarily, though insurers often set a deadline. Unit panels can be replaced one apartment at a time with short outages for each unit. If the main meter bank is also flagged or undersized, that requires a building wide outage. We review the insurer's requirements and the building's condition and give you a plan that meets the deadline.
It can be. Aluminum branch wiring was used in some buildings from the mid 1960s to the mid 1970s, and its connections can loosen and overheat over time. The fix is usually not a full rewire. Repairing connections with approved methods is often enough. We inspect panels, outlets and switches to see whether aluminum wiring is present and how it was terminated.
Electrical permits in Palms are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Palms is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
