Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Westwood runs from large single family homes to dense apartment blocks near the campus, so the work splits between whole home rewires and building wide service upgrades. LADBS plan check applies to most of the larger jobs.
Westwood was laid out by the Janss company in the 1920s around a planned village and the new UCLA campus. The residential streets north of Wilshire, including the Holmby-Westwood area, filled with 1920s and 1930s period revival homes. South of the campus, the North Village blocks turned into student apartments, mostly two to four story buildings from the 1950s and 1960s, while the Wilshire Corridor grew a wall of condo towers from the 1960s onward.
Each zone wears out differently. Student buildings take hard use, with space heaters, window AC units and constant tenant turnover stressing small unit panels and aluminum era repairs. Prewar homes north of Wilshire have plaster walls, ungrounded circuits and the occasional knob and tube run still live in an attic. Condo associations along the corridor call about house panels, garage lighting and how to share limited capacity among residents who all want EV charging.
Prewar Westwood homes north of Wilshire still carry original ungrounded wiring and sometimes live knob and tube behind plaster.
How we handle it →North Village student apartments from the 1950s and 1960s run on aging meter banks under heavy, constant tenant load.
How we handle it →Condo towers on the Wilshire Corridor face growing resident demand for charging in shared garages with limited spare capacity.
How we handle it →Remodeled Westwood homes north of Wilshire routinely outgrow services that were originally sized for a 1930s household and its appliances.
How we handle it →Electrical work in Westwood is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Westwood is inside the City of Los Angeles, so LADBS issues the permit and LADWP is the utility. For a service upgrade we pull the LADBS permit, get LADWP's approval for the new service and meter location, and schedule the LADWP disconnect. After installation, an LADBS inspector checks the work and issues the release, and LADWP reconnects. Larger apartment and condo services usually go through LADBS plan check and LADWP service planning before any work starts.
In Westwood student buildings the unit panels and the meter bank are usually the weak points. Small 1960s unit panels see space heaters, AC units and cooking loads all at once, and breakers wear out from repeated tripping. We look for heat damage, double tapped breakers and corroded meter sockets. Fixing the unit panels buys time, but if the main service is undersized, that is the real fix.
Many can, at least for a first phase. Load management equipment lets several chargers share a fixed amount of capacity, which avoids a full service upgrade at the start. We measure actual building demand, not just the panel rating, to see what is available. When demand outgrows that, the next step is a service upgrade planned with LADWP.
Electrical permits in Westwood are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Westwood is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
