Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Beverly Hills homes tend to be larger, older and heavily remodeled, which pushes services toward 400 amps and beyond. The city runs its own permitting and inspection process and expects clean, well documented work.
Three different housing stories sit inside one small city. The Flats between Santa Monica and Sunset boulevards are mostly 1920s and 1930s Spanish, Tudor and Colonial revival homes, many rebuilt from the inside out. Trousdale Estates above Doheny is a 1950s and 1960s modernist subdivision on graded pads with big glass walls and pools. South of Wilshire, the streets turn into two story apartment buildings and duplexes, many from the 1950s and 1960s.
Those apartment blocks south of Wilshire get overlooked, and they generate a lot of our calls. Original meter banks and small unit panels are typical, and rent stabilized tenants rarely see upgrades between turnovers. In Trousdale the common finding is a midcentury panel feeding pool, spa and lighting loads that were added piece by piece. In the Flats, owners usually call during a remodel when the designer's equipment list meets a service sized in 1930.
Remodels in the Beverly Hills Flats routinely push 1930s services toward 400 amps once kitchens, HVAC and outdoor lighting are counted.
How we handle it →Apartment buildings south of Wilshire often still run on 1950s and 1960s meter banks with undersized unit panels.
How we handle it →Trousdale Estates homes date from the years Federal Pacific and Zinsco equipment was common, and insurers check for it.
How we handle it →Beverly Hills households commonly run two or more EVs, which is often what finally forces a service upgrade.
How we handle it →Electrical work in Beverly Hills is permitted through City of Beverly Hills, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Permits come from the City of Beverly Hills Building and Safety, not LADBS, and plan review there expects complete drawings and a load calculation on larger services. Southern California Edison handles the meter and service drop. We pull the city permit, coordinate the Edison disconnect, install the new gear and call for the city inspection. Edison reconnects after the city releases the job. Work visible from the street on some properties may also involve the city's design review process.
Not always, but often. Pool pumps, heaters, spa blowers and landscape lighting were usually added to Trousdale homes over decades without anyone recalculating the service. We start with a load calculation and an inspection of the existing panel brand and condition. If the panel is Federal Pacific or Zinsco, replacing it is the priority regardless of capacity. If it is sound, a subpanel for the pool equipment may be enough.
Yes. Unit panels can usually be swapped one apartment at a time with a short outage for that unit only, scheduled with the tenant. Replacing the main meter bank is different because it takes the whole building down for part of a day. We coordinate that outage with Edison and give you a schedule you can send to tenants with proper notice.
Electrical permits in Beverly Hills are issued by City of Beverly Hills. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Beverly Hills is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
