Learn more →Westchester is postwar tract housing near the airport, most of it still on the panel it was built with. AC, EV charging and kitchen remodels are what push those services past their rating.
Westchester grew rapidly in the 1940s, when large tracts of single family homes were built to house workers at nearby aircraft plants. Neighborhoods like Kentwood and Westport Heights still have many of those original homes, along with later additions and rebuilds. Loyola Marymount University sits on the bluff to the north, and apartment buildings and commercial areas line Sepulveda and Manchester. LAX borders the community to the south, and aircraft noise has shaped the housing near it, with some homes on the south edge carrying later insulation and window retrofits.
Many homes here are on their original electrical systems or panels from a mid century update. Fuse boxes, two wire circuits and panels insurers no longer accept still turn up. Owners call when adding central air, an EV charger or a kitchen remodel, and when an insurer flags their panel. Landlords with rentals near LMU call about overloaded circuits and panels in student housing. Owners who added a family room or second story decades ago often find that the addition was wired off the original panel with no capacity check.
Westchester's 1940s tract homes still on original services cannot support central air, EV chargers or kitchen remodels.
How we handle it →Westchester homes updated mid century often have Zinsco or Federal Pacific panels insurers now flag.
How we handle it →Original 1940s Westchester homes can still have two wire ungrounded circuits that limit modern use.
How we handle it →Driveways and attached garages in Westchester tracts make EV charger installs simple once the panel has room.
How we handle it →Electrical work in Westchester is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Westchester is within the City of Los Angeles, so permits come from LADBS and power from LADWP. For a service upgrade, we pull the LADBS permit, coordinate any meter or service change with LADWP, schedule the LADWP disconnect, install the new equipment and call for the LADBS inspection. LADWP reconnects after LADBS releases the job. Panel replacements in kind, with no change in service size, usually need only the LADBS side of that process plus a short LADWP outage.
Not necessarily by law, but there are good reasons to. Fuse boxes often have limited capacity, and insurers may require replacement. Adding modern appliances or a charger usually means a panel upgrade anyway. We inspect the system and give you options, from a panel replacement to a full service upgrade.
Student rentals often see heavy loads from space heaters, extra appliances and electronics, and older panels may trip often or overheat. We check panel condition, look for overloaded circuits and signs of heat damage, and make sure outlets and smoke alarms are in order.
Electrical permits in Westchester are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Westchester is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
