Learn more →Pacific Palisades is hillside custom homes with long service runs and, increasingly, fire hardening requirements that push equipment underground. Both change how a service upgrade gets designed.
The Palisades was founded in the 1920s, and for most of a century the housing was a mix of 1920s through 1950s homes in the Alphabet Streets and Rustic Canyon, postwar ranch houses in Marquez Knolls, and larger homes in the Riviera and Huntington Palisades. The January 2025 Palisades Fire destroyed a large part of that stock. Today the community splits between full rebuilds on cleared lots and surviving homes that need repair.
Rebuilds and survivors call for different reasons. Owners rebuilding want a service designed for an all electric house, EV charging and often solar and battery storage, sized correctly from day one. Owners of surviving homes deal with smoke and heat exposure, equipment that sat without power for months, and insurance carriers asking for inspections. LADWP's plan to put lines underground in parts of the community also changes how new services get laid out.
Palisades rebuilds need new services sized for all electric homes, chargers and storage, and laid out for LADWP's underground conversion.
How we handle it →Owners rebuilding in the Palisades are planning chargers into the original service design instead of adding them later.
How we handle it →Surviving Palisades homes from the 1920s through 1950s often need wiring evaluated after smoke, heat and long outages.
How we handle it →Postwar ranch homes in Marquez Knolls date from the years Federal Pacific and Zinsco panels were widely installed.
How we handle it →Electrical work in Pacific Palisades is permitted through LA Dept of Building and Safety, and the service is energized by LADWP. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Pacific Palisades is in the City of Los Angeles, so LADBS issues permits and LADWP supplies power. For rebuilds, LADWP has published guidance asking owners to install a combination panel that can accept either an overhead or underground feed, plus conduit to the front property line, so homes are ready when the lines go underground. We pull the LADBS permit, coordinate the meter spot with LADWP, install, pass LADBS inspection, and LADWP energizes after the release.
LADWP's rebuild guidance asks for a combination service panel that can take either an overhead or underground feed, and a conduit from the panel to the front property line built to their standards. That way, when the lines in your area go underground, the connection is ready. We build those requirements into the service design and coordinate the meter location with LADWP before construction.
Yes, if it was exposed to heat, smoke or a long outage. Heat can damage exterior meter equipment and wiring insulation, and smoke residue can get into panels. Equipment that sat without power for months should be checked before it carries full load again. We inspect the service, panel and accessible wiring and tell you what needs repair and what is fine.
Electrical permits in Pacific Palisades are issued by LA Dept of Building and Safety. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Pacific Palisades is served by LADWP. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
