Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Lancaster mixes prewar Antelope Valley farmhouses with large postwar and 1990s tracts, so the panel you find could be anything from a fused 60 amp service to a modern load center. Solar and EV adoption is high here, and both push existing services past what they were built to carry.
The oldest homes sit on the grid around downtown, laid out in 1884, where some houses still have fuse boxes or a service that has been patched more than once. Postwar tracts fill much of the east side. West Lancaster is mostly 1980s through 2000s construction, and in 2013 Lancaster became the first US city to require solar on new homes, effective 2014, so newer houses usually came with panels already on the roof. That spread means one service call can be a 70 year old fuse panel and the next a near new solar home.
Apartment complexes and fourplexes along the main avenues make Lancaster one of the few desert cities where meter bank work comes up regularly. Property managers call when an enclosure has rusted through or a building needs more capacity per unit. Homeowners with existing solar ask about adding batteries or chargers without overloading the panel. Older east side houses often reach us after a home inspection turns up an ungrounded system, a Zinsco panel or wiring that a previous owner extended on their own.
Lancaster has more fourplexes and apartment complexes than most Antelope Valley cities, and their aging meter banks are a steady source of service upgrades.
How we handle it →Homes with solar from the 2014 mandate often need panel work before a battery or charger can be added within busbar limits.
How we handle it →Postwar houses on Lancaster's east side are where insurers and inspectors most often flag Zinsco and Federal Pacific panels.
How we handle it →Long drives to Edwards, Palmdale or the basin make a garage charger a common request across Lancaster's newer west side tracts.
How we handle it →Electrical work in Lancaster is permitted through City of Lancaster, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Lancaster issues its own building permits through the city, and addresses near Quartz Hill or on the rural west side can fall on either side of the city line, so the parcel gets checked first. Edison delivers the power even for customers on Lancaster Energy, the city's community choice program, since that program buys electricity but does not own the meter. Our order is city permit, SCE disconnect, panel or service work, city inspection, then reconnection once Edison receives the release.
It depends on the panel rating and how the solar is connected. Many builder installed systems already use most of what the busbar can accept, so adding a battery or a 50 amp charger can push it over. Options include a line side solar connection, a smart load management device or a panel upgrade. We look at the existing setup and choose the least expensive path that passes inspection.
If only one socket is damaged, a repair is sometimes possible. On older banks where the enclosure is corroded or the parts are no longer made, Edison and the inspector usually expect a full replacement. That is also the moment to add capacity per unit if tenants want chargers or heat pumps. We assess the bank, explain both options and coordinate the shutdown so units are off for as short a time as possible.
Electrical permits in Lancaster are issued by City of Lancaster. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Lancaster is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
