Learn more →North Tustin is unincorporated large lot hillside housing with long service runs and detached structures. The County of Orange handles the permit and Edison the service.
The unincorporated foothill area takes in Lemon Heights, Cowan Heights, Red Hill and Panorama Heights, along with streets laid out on former citrus land. Much of the housing went up from the 1950s through the 1970s as custom and semi custom homes on large, often sloped lots, and close to nine in ten occupied homes are owner occupied. The Foothill Communities Association, active since the 1960s, weighs in on development, but there is no city government.
Homes from that era commonly have original panels, Federal Pacific and Zinsco among them, two wire circuits in the older wings and aluminum branch wiring in some 1960s and 1970s additions. Many have been remodeled several times, and each remodel tends to leave its own subpanel behind. Owners usually call when an insurer flags the panel, when a remodel needs more capacity, or when they add EV charging and solar on a service sized for a much smaller house.
Custom homes from the 1950s through the 1970s often still have Federal Pacific or Zinsco panels that insurers want replaced.
How we handle it →Repeated remodels and additions on large lots have pushed many original services well past what they were designed for.
How we handle it →Two wire circuits and 1960s and 1970s aluminum branch wiring show up in older wings and additions.
How we handle it →Owner occupied households adding solar and EV charging usually need a load calculation on a service sized decades ago.
How we handle it →Electrical work in North Tustin is permitted through County of Orange (unincorporated), and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
North Tustin addresses read Santa Ana or Tustin, but the area is unincorporated, so the County of Orange issues the permit and does the inspection. For a service upgrade the sequence is County permit, Edison disconnect, equipment change, County inspection, and Edison reconnect once released. On sloped lots, the meter location and any trench for an underground service are worth agreeing on with Edison before the work date is set.
Often, yes. Many homes from that era have 100 or 125 amp services and panels with low bus ratings, which limit how much solar can connect. Insurers may also flag the panel brand. Upgrading to 200 amps before the solar goes in avoids paying for two separate disruptions, and we coordinate the timing with your solar installer and Edison.
It shows up in some homes and additions from the mid 1960s to the mid 1970s, when aluminum branch wiring was used for a period. The risk is at connections, where aluminum can loosen and overheat. We test and inspect the terminations, then recommend approved connectors or replacing affected circuits with copper depending on how much of the house is involved.

North Tustin is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
