Learn more →Orange has one of the largest historic districts in the county, full of Craftsman and Victorian homes still carrying original wiring. Whole home rewires here are planned around protected finishes.
Outside the Old Towne district, Orange is mostly 1950s and 1960s single family housing, with El Modena and the central neighborhoods built out during that period. The city also has a well known group of Eichler tracts from the early 1960s, with flat roofs, open beams and no attics, which makes running new wire far harder than in a standard ranch house. The eastern hills, including Santiago Hills and Serrano Heights, are 1980s and 1990s planned neighborhoods with larger homes and HOAs.
Chapman University sits inside Old Towne, so many of the older houses around it are rentals with student tenants and heavy plug loads. Landlords call about overloaded circuits and old panels. Eichler owners call about ungrounded wiring, panels from original construction and adding EV charging without opening up the ceilings. In the eastern neighborhoods the work is mostly capacity: spa and pool equipment, solar, EV chargers and large remodels that push a 200 amp service to its limit.
Eichler homes in Orange have no attic access, so rewiring needs careful routing through beams, exterior chases and walls rather than simple attic pulls.
How we handle it →1950s and 1960s houses across El Modena and central Orange still often carry Zinsco or Federal Pacific panels flagged by insurers.
How we handle it →Student rentals around Chapman University and larger eastern Orange homes with pools and solar regularly push original services past their rating.
How we handle it →Santiago Hills and Serrano Heights homes have high EV ownership and garages that can usually take a charger after a load check.
How we handle it →Electrical work in Orange is permitted through City of Orange, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of Orange Building Division issues electrical permits and performs inspections, and Edison handles the service side. For a panel upgrade, SCE disconnects at the start and reconnects once the city inspector has signed off. In the Old Towne historic district, exterior changes such as moving a meter or adding a new mast on a visible wall can require planning or design review approval before the building permit, so that question is settled first.
Yes, but it takes more planning than a normal house. Eichlers have exposed beams and tongue and groove ceilings with no attic, so we route circuits through interior walls, along beams in surface raceway painted to match, or from the exterior where it makes sense. We map every run before cutting anything and keep the original look of the house.
If the meter or service mast stays where it is, usually only the building permit is needed. If it has to move, especially to a street facing wall, the city may require design review first. We check the location against current SCE clearance rules and the district guidelines before the permit goes in, so the job is not held up by a late redesign.
Electrical permits in Orange are issued by City of Orange. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Orange is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
