Learn more →Irvine is newer master planned construction, so the work is less about aging services and more about capacity: EV chargers, solar interconnection, home offices and ADU subpanels. Association and city requirements both have to be satisfied.
The first villages, including University Park, Turtle Rock and the early parts of Woodbridge, went up in the 1970s. Northwood and Westpark followed in the 1980s and 1990s, and Portola Springs and the Great Park neighborhoods are mostly from the last fifteen years. So the oldest Irvine homes are now around fifty years old, which is old enough for original panels to be showing their age, while the newest came with solar already on the roof as California code now requires for new homes.
A large share of Irvine is attached product: townhomes, condos and apartment communities owned by large operators. That changes the electrical questions. Condo owners want an EV charger in a shared garage, landlords of investment units want a panel replaced before a new tenant moves in, and owners in the 1970s villages find their original panels are near capacity once a heat pump, induction range and charger all land on them. Most of these jobs are capacity planning rather than repairing failed equipment.
Irvine has a heavy share of condos and townhomes, and owners need chargers wired to their own meter through shared garages under HOA rules.
How we handle it →1970s village homes in University Park, Turtle Rock and Woodbridge run original services that fill up quickly with heat pumps, induction cooking and EV loads.
How we handle it →Some of the earliest Irvine homes still carry 1970s era panels, including Federal Pacific, that insurers and buyers' inspectors now question.
How we handle it →Electrical work in Irvine is permitted through City of Irvine, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of Irvine Building and Safety division issues electrical permits and handles inspection. Most homes also sit inside an HOA, and the association's approval for exterior work such as a relocated meter or a new garage conduit run is separate from the city permit. When a service is replaced, Edison disconnects, the city inspects, and SCE reconnects after the city release. Solar homes add an interconnection step with SCE whenever the main panel changes.
California Civil Code 4745 limits an association's ability to block an owner's EV charger in a common interest development, though the HOA can set reasonable conditions such as insurance, an approved electrician and who pays for the electricity. We provide the load calculation, the route from your meter to the parking space and permit documents the board usually asks for.
It adds steps but it is routine. The solar breaker or line side connection has to be reconnected correctly in the new panel, and the busbar rating must allow the solar backfeed. SCE needs to know the interconnection is changing. We check the inverter and the existing permit set first so the new panel is sized to keep the system legal.
Often one of them fits and both together do not. Many of those units have 100 or 125 amp panels with no spare spaces. A load calculation tells us whether a load management device or a panel replacement makes more sense. In attached units the meter is often in a shared bank, so any upgrade has to be coordinated with the HOA as well.
Electrical permits in Irvine are issued by City of Irvine. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Irvine is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
