Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Newport Beach is small lot coastal property with heavy rebuild activity and salt air constantly attacking exterior equipment. Corroded meter enclosures and undersized services are the standard findings.
Balboa Island, Lido Isle and the Balboa Peninsula are tight grids of small lots, with original beach cottages from the 1920s through the 1950s sitting next to full rebuilds. Corona del Mar and Newport Heights mix older homes with steady teardown activity. Eastbluff and the areas around Back Bay are mostly 1960s and 1970s, and Newport Coast is gated hillside development from the 1990s and later with large custom homes.
Peninsula and island duplexes are a big part of the local stock, and many still share old service equipment between units or carry meters in rusted enclosures that face the water. Owners call for full services on rebuilds, separate meters on duplexes and replacement of corroded panels before they fail. In Newport Coast and the bluffs, the work leans toward large services for home automation, pool and spa equipment, EV charging and backup power systems.
Salt air on Balboa Island and the Peninsula destroys exterior meters and panels, and rebuilds need larger services in corrosion resistant equipment.
How we handle it →Peninsula and island duplexes often share old service equipment, and splitting meters lets each unit carry its own load and billing.
How we handle it →Newport Beach has very high EV ownership, and chargers in small alley garages need careful routing and load planning.
How we handle it →Original 1920s to 1950s beach cottages that have not been rebuilt often still have early wiring damaged by moisture and salt.
How we handle it →Electrical work in Newport Beach is permitted through City of Newport Beach, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
The City of Newport Beach Building Division issues electrical permits and inspects the work. Edison serves the city, so service changes need an SCE disconnect and a reconnect after the city inspection passes. On the island and peninsula, tight setbacks and alley access affect where a new meter can go, and SCE must approve the location. Many Newport Coast communities also require HOA approval for exterior electrical work.
Sometimes just the meter enclosure can be replaced, but if the panel and service conductors are also original, replacing everything together is usually the better job. SCE will need to approve the location if anything moves. We use marine grade enclosures and fittings and seal every entry so moisture does not get back in.
For a rental, usually yes. Each tenant pays their own bill, you stop absorbing one unit's usage and each panel can be sized for its own unit. On the Peninsula that usually means a two position meter assembly on the alley side, a panel per unit and circuits traced so none cross between units. Once SCE accepts the layout and the city passes the work, the second meter goes in.
Electrical permits in Newport Beach are issued by City of Newport Beach. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Newport Beach is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
