Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Long Beach has one of the largest concentrations of prewar and postwar apartment buildings in the region, which makes meter stacks and per unit metering the recurring project. The city issues its own permits and coastal exposure adds corrosion to the list of reasons service equipment fails.
Housing here runs from 1920s Spanish and Craftsman homes in California Heights and Bluff Park to 1950s ranch houses in Los Altos and the postwar blocks of North Long Beach. Along Ocean Boulevard and through Alamitos Beach, courtyard buildings and midcentury stucco apartments line street after street. Many of those buildings still have one original service feeding a bank of small meters, or fused disconnects that were never replaced when tenants added window units, laundry and electric ranges.
Property managers make up a large share of our calls in this city. The typical request starts with an insurer or lender asking about the panels, or with an owner who wants each unit on its own meter so tenants pay for their own power. On the single family side, Belmont Shore and Naples owners often want an EV charger or heat pump and find the 100 amp service has no room. Older homes in the bluff neighborhoods turn up cloth insulated wiring and ungrounded circuits during sale inspections.
Prewar and 1960s apartment buildings across the city still share original meter banks that cannot support per unit billing or modern tenant loads.
How we handle it →Single family homes in Los Altos and North Long Beach were built on 100 amp or smaller services that run out of room with EVs and central air.
How we handle it →Midcentury apartments and ranch homes here often still carry Zinsco or Federal Pacific panels that insurers and lenders flag at renewal or sale.
How we handle it →Homes from the 1920s in California Heights and Bluff Park frequently still have knob-and-tube or cloth wiring behind the original plaster.
How we handle it →Electrical work in Long Beach is permitted through City of Long Beach, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Electrical permits come from Long Beach Development Services, not LADBS or the county. Power is Edison's, even though Long Beach Utilities runs the city's gas and water, so the service side is scheduled with SCE. On a meter stack or service change the order is permit first, then the Edison disconnect, then the city inspection, then the reconnect once the inspection clears. Homes inside one of the city's historic districts may need a planning review before exterior equipment moves.
Usually, yes. Splitting one meter into separate unit meters means a new meter stack, a service sized for the whole building, and new feeders to each unit panel. Edison approves the meter layout and the city permits and inspects it. The existing wiring, the wall space available for meters, and the path from the meters to each unit decide how big the job gets.
It does. Buildings near the beach, in Naples and on the Peninsula see rust on meter enclosures, panel covers and exterior conduit much faster than inland properties. Once a meter socket corrodes, connections heat up and fail. When we replace exterior service equipment close to the water, we choose enclosures and fittings suited to the exposure and seal every penetration so moisture stays out.
It can. If the home sits in a designated district such as California Heights or Bluff Park, moving a meter or panel onto a visible facade may need review. Replacing equipment in the same location is usually the simpler path. We look at the street view early so the design avoids a second round of review.
Electrical permits in Long Beach are issued by City of Long Beach. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Long Beach is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
