Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Seal Beach mixes small lot beach housing with a very large retirement community, so the work ranges from single family rewires to building wide service coordination. Salt air is a constant factor.
Old Town, the grid of streets around Main Street running down to the pier, holds the city's oldest housing: small lots with beach cottages, many replaced or expanded over the years, plus duplexes, triplexes and small apartment buildings. Mixed ownership like that leaves a patchwork of services, from undersized single meters to older meter banks serving several units. Away from the water, College Park East and College Park West are postwar tract neighborhoods where the typical call is an aging panel, a remodel or a request for EV charging.
Leisure World, opened in 1962, is a cooperative of 6,608 units organized into resident run mutuals, and it drives a large share of the electrical work in town. Units there are one and two bedroom apartments and condos in low rise buildings, so service work usually involves feeders, in unit panels and shared equipment rather than a single house meter. Residents most often ask for a dedicated appliance circuit, an original panel replaced, or more outlets and lighting, and the mutual generally needs to sign off before work starts.
Old Town duplexes, triplexes and small apartment buildings, plus the low rise buildings in Leisure World, run on shared meter equipment that ages out over time.
How we handle it →College Park homes and Old Town rebuilds regularly outgrow their original services once air conditioning, remodeled kitchens and chargers are added.
How we handle it →Older beach cottages in Old Town often carry decades of patched, ungrounded wiring that is best replaced during a remodel rather than extended again.
How we handle it →Owners in the tract neighborhoods and newer Old Town homes want Level 2 charging, which usually starts with a check of panel capacity.
How we handle it →Electrical work in Seal Beach is permitted through City of Seal Beach, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Seal Beach issues its own electrical permits, including for work inside Leisure World and gated Surfside. A service upgrade follows the usual order: city permit, an Edison disconnect scheduled with the utility, equipment replacement, city inspection, and Edison reconnect once the inspector signs off. In Leisure World the mutual's own approval is a separate step, and we build it into the schedule. Near the beach we also plan for enclosures and hardware that hold up to salt air.
Usually, yes, but the decision is not only yours. Units sit inside a cooperative mutual, so changes to hard wired electrical equipment generally need the mutual's approval in addition to a city permit. We prepare the scope and load details the mutual needs to review, then handle the permit and the work. Panel swaps and dedicated circuits for appliances are the most common requests.
It does. Within a few blocks of the water, exterior meter enclosures, breaker panels and fasteners rust much faster than they do inland, and corrosion at the meter socket can cause heating and flickering lights. When we replace equipment here we favor enclosures and hardware suited to coastal exposure, and we check bonding and grounding connections, which are often the first parts to corrode.

Seal Beach is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
