Learn more →Sunset Beach is a narrow strip of small lot coastal housing permitted through the City of Huntington Beach. Salt air and very tight access are what make these jobs different.
Huntington Beach annexed Sunset Beach in August 2011 after a long dispute, so many residents still think of it as a separate town. The community stretches along Pacific Coast Highway between the ocean and Huntington Harbour, and its roughly 640 homes sit only about five feet above sea level. In 2010 about six in ten homes were rented, and the mix includes beach cottages, duplexes, small apartment buildings and tall modern rebuilds on narrow lots.
Low elevation and constant spray mean moisture shows up inside equipment, not just on it, with rusted bus bars, corroded neutrals and meter sockets that heat up. Older cottages may also carry outdated wiring patched through several remodels. Property managers call about meter banks on small apartment buildings and tenant complaints about flickering lights, while owners rebuilding three story homes ask for larger services with room for heat pumps, EV charging and rooftop solar.
With most homes rented, small apartment buildings and duplexes here depend on meter banks that corrode quickly in the salt air.
How we handle it →Three story rebuilds on narrow lots need larger services with room for heat pumps, solar and EV charging.
How we handle it →Older beach cottages often carry wiring patched through several remodels, with corroded connections that are safer replaced than repaired.
How we handle it →Owners of rebuilt homes want Level 2 charging, usually designed together with the new service and solar.
How we handle it →Electrical work in Sunset Beach is permitted through City of Huntington Beach, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Since the 2011 annexation, permits come from the City of Huntington Beach rather than the County of Orange, which still trips up owners working from older paperwork. A service change runs city permit, Edison disconnect, equipment replacement, city inspection, and Edison reconnect after the city releases the work. With narrow lots and little parking along Pacific Coast Highway, staging and access for the utility truck need to be planned before the cutover is booked.
Salt laden moisture gets into enclosures and attacks bus bars, breaker contacts and neutral connections, and being right at the water keeps humidity high most of the year. A panel that would last decades inland can show corrosion in far less time here. When we replace equipment we choose enclosures and hardware for coastal exposure and check every connection, not just the panel face.
Most all electric rebuilds with heat pumps, an induction range, an EV charger and solar are planned at 200 amps or more, and larger homes with an elevator or spa may need 400. The meter location matters on a narrow lot, so we work it out with Edison and your architect early, before the plans are locked.
Electrical permits in Sunset Beach are issued by City of Huntington Beach. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Sunset Beach is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
