Learn more →Lakewood is one of the largest postwar tract developments in the country, which means thousands of homes still on their original 100 amp panels. AC, EV charging and kitchen remodels are what push them over.
Roughly 17,500 houses went up here between 1950 and 1953, built by a single development team on a production line schedule. That speed means the homes are remarkably similar: two and three bedroom stucco houses, around 1,000 to 1,200 square feet, with the panel on an outside wall and the same branch circuit layout repeated street after street. Most have since grown a family room, a master suite or a converted garage, and the wiring was extended to match.
Because the stock is so uniform, the findings are predictable. Original circuits feed far more outlets than they were meant to, kitchens share circuits with bedrooms, and grounding is missing on much of the original wiring. Lakewood owners usually call when they add central air, remodel a kitchen or buy an electric vehicle. Others call after a home inspection or an insurance renewal turns up the panel, especially when a house still has the equipment it was built with.
Lakewood's early 1950s homes were built on services sized for a small family and now carry additions, central air and remodeled kitchens.
How we handle it →Original and early replacement panels in Lakewood homes include Zinsco and Federal Pacific units that carriers increasingly refuse to cover.
How we handle it →Attached garages and exterior panels in Lakewood keep charger runs short, but most homes need more capacity before a Level 2 charger fits.
How we handle it →Electrical work in Lakewood is permitted through City of Lakewood, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Lakewood is known for contracting many services out, but you still request electrical permits through the City of Lakewood. For a panel or service change, the permit is issued first. Edison then schedules a shutoff, the new equipment is installed, the inspector approves it and the release is sent so Edison can restore power. Because most Lakewood homes share the same layout, these swaps rarely bring surprises at inspection.
Because they were built at the same time to the same design, they share the same limits. The original services were sized for a refrigerator, a range and a few lamps. Add central air, a microwave, a dishwasher and an electric dryer, and the load quickly passes what the panel can handle. Upgrading to 200 amps is the most common fix we see on these homes.
Often yes. Solar backfeeds through the panel bus, and older Lakewood panels have low bus ratings that limit how much solar can connect. An EV charger then adds a large continuous load on top. Upgrading the panel first, with a bus rated for both, usually costs less than trying to work around the original equipment.
Electrical permits in Lakewood are issued by City of Lakewood. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Lakewood is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
