Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →East Los Angeles is unincorporated, so permits run through LA County and the utility is Edison rather than LADWP. The housing is largely prewar and postwar single family with added rear units, which means service capacity is the constant question.
East Los Angeles is one of the largest unincorporated communities in the county. Its housing is mostly 1920s to 1950s bungalows and small single family homes on narrow lots, with City Terrace climbing the hills to the north and denser blocks of duplexes and courts closer to Whittier Boulevard and Cesar Chavez Avenue. Whittier Boulevard is lined with older commercial buildings, and many residential lots carry a front house plus one or two rear dwellings.
Electrically, the housing here was built for a few lights and a refrigerator. We find 30 and 60 amp services, fuse panels, and later breaker panels from the 1950s through the 1970s, including Zinsco and Federal Pacific units. Families call when breakers trip under AC loads, when they want to add an ADU or convert a garage, or when an insurer wants an old panel replaced. Small landlords call about separating meters on lots with several units.
East LA bungalows from the 1920s through 1950s often still have 30 or 60 amp services that cannot handle air conditioning or an added unit.
How we handle it →Postwar homes in East LA frequently have Zinsco or Federal Pacific panels installed during midcentury upgrades, which insurers now flag.
How we handle it →Lots with a front house and rear dwellings in East LA often need separate meters to legalize the units and split the load.
How we handle it →Older East LA houses still run fuse panels and cloth insulated wiring that must be replaced before a kitchen remodel or addition.
How we handle it →Electrical work in East Los Angeles is permitted through LA County Public Works (unincorporated), and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Because East LA is unincorporated, LA County Public Works issues the permit and its building inspectors sign off, not LADBS. The utility is Southern California Edison, which sets its own service requirements and handles the disconnect and reconnect. In practice it goes county permit, Edison shutoff, the installation, county inspection, and then SCE reconnects once it receives the county release.
The process differs because East LA is unincorporated. Plans and permits go through LA County Public Works, and the electrical service connection is coordinated with SCE instead of LADWP. The electrical questions are the same: whether the existing service can carry the ADU, or whether it needs an upgrade or a separate meter.
If the meter and service stay the same and only the panel behind it changes, SCE may still need to disconnect and reconnect power, depending on the setup. A full service upgrade always involves Edison. We schedule the disconnect, do the work, get the county inspection, and the release goes to SCE to restore power.
Electrical permits in East Los Angeles are issued by LA County Public Works (unincorporated). Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
East Los Angeles is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
