Meter stack installations and upgrades
Modern, space saving solutions for multi unit properties that allow individual metering.
Learn more →Ventura has some of the oldest housing in the county in its downtown, midtown and hillside neighborhoods, plus beach cottages at Pierpont and big postwar tracts on the east side. Knob and tube, undersized services and coastal corrosion all show up here, often within a few miles of each other.
Downtown, midtown and the hillside streets above them hold Craftsman bungalows, Spanish revival houses and small apartment buildings from the 1910s through the 1940s. Many of those homes have been remodeled in pieces, so we find original knob and tube next to newer circuits, along with services too small for modern kitchens. The hillside areas also include homes rebuilt after the 2017 Thomas Fire, which run on new equipment designed to current code.
Pierpont and the Ventura Keys are small lot coastal neighborhoods where salt air shortens the life of meter sockets and outdoor wiring. East of downtown, Montalvo and the neighborhoods out toward Saticoy are mostly 1950s through 1970s tracts with original panels. Small apartment buildings and fourplexes are common around midtown and near the beach, so owners and managers call about meter replacements and rewiring units between tenants. EV charging requests come from everywhere in the city.
Midtown and downtown Ventura houses from the 1910s through the 1940s often still have knob and tube or mixed original wiring.
How we handle it →Older Ventura homes with 60 or 100 amp services need upgrades before adding modern kitchens, heat pumps or EV charging.
How we handle it →Small apartment buildings and fourplexes around midtown and the beach make meter bank replacements a regular request in Ventura.
How we handle it →East Ventura's 1950s through 1970s tracts often have original panels that insurers flag at renewal.
How we handle it →Electrical work in Ventura is permitted through City of Ventura, and the service is energized by Southern California Edison. We handle the permit application, the plan check where one is required, the inspection scheduling and the utility coordination as part of the job.
Electrical permits here come from the City of Ventura's building and safety staff, and Southern California Edison serves the city. On a service upgrade, the city permit comes first. Edison then de-energizes the service, we do the work, the city inspector signs off, and Edison re-energizes. Older downtown properties sometimes need the meter moved to meet Edison's current clearance rules, which can mean a new meter location and extra coordination before the panel itself is touched.
Working knob and tube is not illegal in itself, but many insurers will not cover it, and it was never designed for insulation, modern loads or grounding. It is also common to find it spliced into newer wiring in ways that are unsafe. We typically recommend replacing it in stages or all at once during a remodel, starting with circuits that have been modified.
Yes. In Pierpont, the Keys and other blocks close to the water, salt air rusts meter sockets, panel covers and outdoor conduit years ahead of schedule. When we replace service equipment there, we choose corrosion resistant enclosures, seal penetrations and keep exposed fittings to a minimum so the installation lasts closer to its rated life.
Electrical permits in Ventura are issued by City of Ventura. Morff Electric handles the permit application, the plan check where one is required, and the inspection scheduling as part of the job.
Ventura is served by Southern California Edison. On a service upgrade or a meter stack the utility has to disconnect and reconnect the service, and Morff Electric coordinates that scheduling so the outage stays as short as possible.
